Can a "Bigger than Life" Luxury Home still be Eco-savvy?

"Can a "bigger than life" luxury home still be eco-savvy? " you ask. Good Question! And you may already know (or think you know) the answer. Size and function matter when you are talking about environmental impact. In fact,  size can be quite a lively, if not controversial subject among the eco-savvy tribes.

But as you consider the relationship between size, and "green" remember that  "luxury" real estate may come in many shapes and sizes. There are small footprints with three-stories rising in the trees, there are larger footprints set neatly into the landscape.

There are homes sited to take advantage of solar benefits.  And, there are those very large homes designed to take advantage of nature, or privacy, or  architectural excellence; signature homes that may, in some cases, offer eco-savvy features. I'm going to tell you about one of those cases right now. This story involves an architect some refer to as enlightened.. . .

Alice Dodson,  is an architect in Asheville, North Carolina.  Her firm's motto is, "Sustainable Design for Healthy and Harmonious Living".  Alice, who has an extensive European education in Art and Architecture and has run her own Architectural Design firm since 1991, specializes in non-toxic, energy efficient, solar, and sustainable construction.  She has attracted attention for her designs that  include energy efficient features even up to proportions worthy of a grand, private equestrian  estate. You'll see what I mean as you read on. But back to the question:

"Bigger than life and eco-savvy?" you ask.

Well, let's look at these alternative building methods Alice incorporates in her designs :

Watching the process as one of her designs comes to (bigger than) life must be thrilling for Alice. Looking at her creations, I become convinced that she has found a better way to build, and that more and more architects and  builders will be adopting her eco-savvy principles and extending them into luxury resideluxury green home  ashevillences.

 

That's got to be a" good thing"  as evidenced in the home designed by Alice that I visited recently. I was on a mission for my relocating clients who absolutely need room for their large family and " two horses they consider to be pets." They need to be close to medical facilities. They demand excellence in design and construction.

With four bedrooms, five full baths an amazingly cozy  gourmet kitchen, and  library with 28` ceilings, office, exercise room, home theater, wine cellar-humidor room, den, guest suite, radiant floor heat 2 fireplaces, on 6 acres within minutes of downtown and an exquisite building for horses adjacent to a masterfully planned 7,101 square feet, this could be the gem they seek. (Local trends in residential construction --big,custom and/or second vacation mountain homes, and an increasing use of "green" building practices are red hot in Asheville, often ranked in Top Ten Most Desirable Places to Live.)

As I visited with Alice's smiling client, the owner of the above-mentioned residence, I was struck with the flow  of the interior design, a sense strength and beauty, the air quality, and the quiet all around me.  How glowingly the owner of this home talked about what sustainable innovation means to her. Obviously, she had been involved in the creation of this masterpiece.

"Design matters, " she pointed out. "Besides the materials and construction practices, we enjoy a flexible design that can accommodate a multi-generational family."

 

Modestly, for it is a wonderful contribution to the community, the owner had not  mentioned that her luxury residence also is home to her business about which a writer for a local magazine recently wrote,

"Maybe it's the fact that the . . . horses facilitate personal growth and healing retreats as well as private sessions every stables asheville green real estate and horsesbit as much, probably more, than their human companions/ facilitators. Or perhaps it's the facility itself--a stunning private green home with many outdoor rooms and a spacious barn equipped with an indoor ...arena).

It could also be the setting, close to the end of a winding private road and halfway up a majestic mountain in north Asheville, with west-facing, long-range mountain views above pasture, surrounded by woods, a stream, and the peaceful sounds of nature. "

Now to my point: I believe that flexible design  is a key feature in green-built homes. So when someone asks you,"Can a "bigger than life" luxury home still be eco-savvy?" ask them how the building is to be used.

The "GOOD" REALTORĀ®

I heard one of our clients  say,  "Oh, the ‘good" ones make it look SO easy..."  Well I have to tell you, that sure made all of us at the Firm feel great, because I don't think most clients suspect the ART that happens behind the scenes that moves us all along at a steady pace toward the Happy Closing.    

What happens when they engage the services of a "good" REALTOR® is nothing less than a masterful orchestration... a Collaborative-Team Effort that works for the benefit of all concerned  in the most positive of ways.

Possibly an analogy is appropriate: Think of what goes on behind the scenes on a smooth train ride where the theory and function of shock absorbers is tested. The "shock absorbers" are the professional participants who work in concertto bring "comfort" to the "client-traveler"... What really counts is that All are On Board,  because this is one journey over what could be some pretty tricky tracks where timing and communication, smooth out the bumps along the way so that they don't turn into insurmountable mountains ! When the "Good " Ones are conducting, it can be a wonderful ride.

Charlie Rose Moderates a Distinguished Panel on "GREEN" Sustainable Design

Well folks, I sure didn't expect to bump into such an interesting discussion on green building on TV tonight, one that could intrigue a real estate professional and our clients, one looking to the future and noting trends in our industry in terms of sustainable design.

But I did, and I even took a few photos as I watched Charlie Rose moderate a discussion on sustainable design. Most interesting to me, and possibly to you, was that this discussion focused on commercial and residential buildings. ..

The discussion took place right here in North Carolina where sustainable innovation is spurring the imagination in the real estate industry these days. In fact, WNC Healthy Built Homes® are in huge demand. We are expecting 400 of them to be built in the Asheville area and we don't know if  that will half cover the demand because "green" has gone mainstream and smart buyers/investors want energy savings and efficiency these days.

 The panel discussion included Dick Jackson, MD,  (right)  who is the former Director of the Center for Environmental Health at the Centers for Disease Control http://www.cdc.gov/Environmental/  in Atlanta, Ga., and is currently a professor of environmental health at the School of Public Health at the University of California, Berkeley, Dr. Marvin Malecha,  NC State College of Design Dean Marvin Malecha, president-elect of the American Institute of Architects (AIA), and noted architect Thom Mayne, who  is  the founder and design principal of Morphosis, a Santa Monica-based architectural office, and a co-founder of the Southern California Institute of Architecture. The discussion was "red hot" and GREEN. It spotlighted experts whose vision and projects bring to the forefront "green" designs in sync with sustainable design practices, and who gave me an information to help me (all of us) predict future trends in real estate . It was gratifying to "listen in"  on the discussion and to verify my intuition that  it is possible for sustainable design theories and "green" (environmentally friendly) design practices to come together in the architectural world.

As New Raleigh  pointed out, " The conversation was engrossing, the crowd was ecstatic . . .Mayne offered the reconciliation of design with green practice through smart aesthetics with green fundamentals built in. He underscored that economic incentives where important to get wide spread adoption of best practices, and cited the irrelevance and narrow focus of LEED standards, such as points for bike racks but no points for good bike paths.  . . .Dean Marvin Malecha [offered] the holistic design perspective that the College of Design works . . . to imbue into its students.  [and] practical things that every individual can do to decrease the impact of their life- things like living close to your work, building and landscaping in ways that are sensitive to the orientation of the sun...[and] Dr Dick Jackson was adamant about the human side of sustainability.  "

Striking to me was the comment by Mayne, "...anyone can make a residence extremely energy efficient and there's no excuse not to do it..." Isn't he one of the architects involved in Brad Pitt's New Orleans Project about which I wrote not long ago?charlie rose green panel

So here's a question I'd like to put to the panel:

How do real estate professionals begin to participate in discussions about design thinking as collaborative partners?

If this photo(to the right)  is any indication of their response to that question, it could be a real doozie... (I'm smiling)

Green Horse Farm in Asheville Beckons "Blue" Souls.

I began a "conversation" with a horse person via email. She is a potentialclient I met through Active Rain. She wrote something like this,

"I am exploring relocating to an eco conscious, eco friendly community which welcomes and accommodates horses (5).  I am specifically interested in a situation in which there is minimum environmental toxicity in the community."

Now folks, I know what she means by eco-friendly. "Green"  is downright popular these days. Thank goodness "old timers" and ecologists are readily available to point out plants and trees potentially toxic  to horses.

But I also know about my horse-clients and their attraction to horses! I figured that five (5) horses  may  be the case now  ...but soon there could be one to be rescued and another as a total surprise ... inexplicable that attraction horses evoke in the horse-lover, one that horse people honor... et voila..  another horse finds the way home. Real estate professionals take such realities into consideration. (I'm smiling..)   So, with this in mind, I answered, as diplomatically as possible. . .


"...   let's say that over the years you have 6 or 7  horses...you might need a minimum of 14 acres...depending on your accommodation and amenities choices. By this I mean that there are eco-friendly equestrian communities here in the Asheville area where you could share a pasture and barn, but please tell me, what kind of paddocks/stalls situation might work or not work for you?"

One of the challenges of communicating via email is to open up a good conversation.  I wanted to make sure this potential client, who would be  relocating to the Asheville area, understood that I would be thorough in my search for what was most important to her. I wanted her to know that her concerns about environmental factors were being "heard". I needed to let her know that I am knowledgeable and conscientious,  and that she could depend on me.   So, I continued. . .

"I should explain that when I am keeping an eye out for land for my clients, I look for what's "there" and what isn't. When looking for eco-friendly equestrian property, here's what I do. I:

  •  
    •  
      • Walk the land.
      • Check to see if there are rocks, holes, trees that are toxic to horses
      • Grab some dirt and consider the condition of the soil
      • Smell and feel the grass in the pasture,and note what kind of grasses are hanging out there in that pasture
      • Check the water source.
      • Note if the property is fenced, and what kind of fencing is there...the height, the condition
      • Take photos of all this.
      • Take photos of and note what's around the land. Is there a hog farm next door?  Is there an old apple orchard where chemicals were used and now are in the groundwater?
        Not good! And who's down the road? Do they use pesticides?
      • Investigate the quality and condition of barns, stables, etc.

I wasn't quite ready to tell her that I saw a really, really nice horse property the other day while I was out looking for one of my clients. The tack room had hot water and a washer and dryer. And a sofa. Nice! I'd be sure to mention that in the next email...but first I'd ask her what was most important to her. So I wrote...

"... do you want to have a home/stables, round ring and so forth already on the land?...
or do you intend to build? Tell me what's on top of your priority list. . ."

By the way, there is amazing horse and eco-friendly property within half an hour of Asheville. Gorgeous 35 acres ...10-15 acres of flat pasture, spectacular long range views, potential municipal water hookup, for example. I could hardly wait to tell her about this.  Would this potential client respond?  What do you think?

It's "Red-Hot"  and GREEN

Do trends and statistics in land and home sales grab your attention? If you're like me, an avid real estate market watcher, they sure do, especially nowadays, and especially when it comes to the red-hot GREEN market..

Good News: In the Greater Asheville, N.C. area as we look out to 2008, we see on our glorious horizon "mountains" of opportunity with prosperous predictions for 2008 and "blue skies" as we look back at 2007. Check out these stats:

Population: Greater Asheville Area 398,009   
Asheville, proper: about 80,000 

Appreciation in the Asheville area: 
One-year change: 9.44%
Five-year change: 55.46%

 

New Construction: "GREEN" NC Healthy Built Homes...DUE in 2008: . . .        !!!   470 !!!!  . . .

The media might tell you that there are cloudy days in much of the market...  but "sunny days" (see photo above) are still to be had. And, as I  reviewed the happenings in the real estate market here in the Greater Asheville area, I recognized bright trends and forecasts.  Yes, to some extent, we have felt the effects of credit tightening and the sub-prime mortgage crisis, but popularity of green built homes has only increased, and here in Asheville, it seems to me that this-helps drive our market in a positive way.

By the way, the full  list of appreciation figures for  real estate markets across the U.S. can be found at the Office of Federal Housing Enterprise Oversight . Median home prices were supplied by the National Association of REALTORS®. Asheville ranked #9 in the real estate markets  that performed the best in terms of price appreciation in the third quarter of 2007. All of this is encouraging  news for buyers, sellers and investors.

Time Management, Real Estate, and a Few Predictions for 2008

 BEYOND TIME

I write this with all good humor.

Does it seem to you that time is flying by faster than before? ...It's a little spooky, (like this photo to your left that I took not long ago)...but folks, when you think of it...isn't a "little spooky" engaging?

...The mysterious overtones of time...even though  a "little spooky", are quite intriguing....especially when you think about this...Time may be an illusion ...

Time may be an illusion ...but it must be the most convenient invention   humankind ever came up with, especially for those in the process of buying and/or selling property-

Time is the super tool for making meetings when almost everyone else does... And folks....tell me if time is not the element that helps us in  "getting organized" within the framework of how the non-ordinary real estate professional manages his/her ordinary, everyday  transactions. I say "non-ordinary" in a pat-us-on-the back sense. It takes someone special to slice time and tasks up and serve them with style. I got thinking about it...again with all good humor...and it occurred to me that . 

Time is what keeps everything from happening at once !  ...

Time is what keeps everything from happening at once !!  ......What if we had not invented time?  Would we all, hundreds and thousands of us, be huddled at the closing table at 9:00AM?  Well, enough wondering. It does seem to work out. ... you just have to be careful not to get behind or ahead of yourself. I know some folks who, when slipping and sliding down a wintry slope on the morning walk with their dog, are thinking about what they did last night......and I know some folks who,on that same walk are thinking about what they are going to do by the fire later that night. ...SO...2008.... and  learning  to manage time while not getting behind or ahead of yourself...that seems like an interesting challenge....

Time Management and My 2008 Predictions. . .with time in mind

  • I predict when we get together for our staff meetings, that not only will we bring our various note pads and folders so that we can get through our staff  meetings in a "timely" manner. but that we will elect a  "designated clock watcher" to keep us moving forward and on track.
  •  I predict s/he won't be able to be all that effective given how most real estate professionals love to talk...share our business-at-hand.
  •  I predict here at Active Rain we will continue to carry that love of discussion (and learning)  to our colleagues...and spend some very late-night hours doing so...because it works.
  • I predict that trends toward sustainable innovation are timely now....

Active Rain YEAR IN REVIEW 2007 ~by janeAnne "Greenolina"

Trends, "Green" Horizons, & Thanks, Active Rain    IF you are like me, a fast-track to real estate news and views is a big "Plus"- one "Plus" I've appreciated since I joined  Active Rain  back when there were just a few thousand members. Another "Plus"- connecting I love to "listen" to the authentic voices/opinions of our colleagues. Come to think of it, the various Groups at AR remind me of charrettes where conversationsAR Year in Review from the GREEN Perspective can turn into action- particularly conversations about the red-hot  and mighty "green scene".  

There's a lot happening here at AR. Given this, when I was asked to write AR's 2007 (Green)Year in Review and highlight just 12 posts, I had to shake my head and exclaim, "This is going to be one major-challenging assignment!"    I mean, how would you go about finding just 12 posts when there are hundreds, if not thousands, of amazing offerings here at Active Rain?  Nevertheless, I scoped out who was writing what about the "green" real estate market, and thought about who was writing what about "green" trends on the horizon.

Who Knows What

In 2007, Active Rainers gave us myriads upon myriads of posts on eco-friendly topics-from the demand for green-built homes and how much clients wanted sustainable products, to how it "feels" to be/or not to be "green". Someone quoted REALTOR Magazine: "It's easy soundinggreen. . .the triple whammy of gas prices, global warming, and health concerns about chemicals has made green buildings red hot," our trade rag told us.  But folks, we all know that "sounding green" and really being eco-savvy are two different things. And, whether buyers, sellers and investors are aware of it or not, they (and therefore WE) must know certain facts and obtain certain information regarding Environmental Laws. That means  now we must to be able to:

  • Point the way to reliable information,
  • Shed light and perspective on the community including relevant environmentally-sensitive issues,
  • Understand the relationship between eco-related topics and issues of disclosure and material fact,
  • Inform clients as a resource for resources,
  • Refer clients to information sources they need to keep them "out of trouble with the law." 

With the aforementioned 5 "musts" at my fingertips, I "dug into" a year's worth of posts at the Eco-All-Stars Group.  You can find Eco Certified ® Real Estate Consultants,  LEED literate, and  EcoBrokers®  with advanced training in eco-related real estate matters there. And that's where I "unearthed" hundreds of  eco-savvy treasures - information about  sustainable innovation in land planning and design,  "green" retrofits with energy efficient modifications,  "green-built" new construction and eco-friendly features. . . and much more.  Thanks to all of you who contribute so much!

It took awhile but, at last, I settled almost on the Green Dozen posts that follow. I know you will have fun reading, be inspired, possibly learn something intriguing as you review these posts from your colleagues at Active (Green) Rain.

In this post, Liz makes a point. . . "I'll be honest" she writes, "I am not "green".  Heck, I'm not even in the color spectrum of green, or olive, or pea soup.  But I admit it - it is time.  So this is a great chance to do a little research and see what simple steps I can take, without turning everyday life upside down.  . . .Possibly clues you can use?.

And now, the dairy farmers are happy, too! It seems that we can now call our ‘happy California Cows', ‘happy California Green Cows.'  PG & E as well as SMUD due to Government regulations have been mandated to reduce their toxic admissions into the California environment and have come up with a marvelous plan that some ranchers have been accomplishing for awhile now. That is that these companies will use the manure to make electricity."   . . .Hmmmm. could this be a Green Plan?? . . .

Adam writes, "According to Money Magazine(which I read cover to cover every month) the United States is in the worst housing slump since the Great Depression. This should concern all of us, but should also be used as a gut check to see if you are really ready to take part in this game. When I sold new Toyota's my General Manager insisted that I study and learn all I could about, not only Toyotas, but the competitors too. He told me to spend my slow times educating myself if I was not picking up the phone book and cold calling people to buy a car. If you are slow right now, research what homes are considered green. First and foremost, make sure the house is actually green, or else you will lose a sale to the market that is actually buying right now.  . . .That's smokin', Adam. . .Right on!

Lola tells us that "Green goes beyond purchasing the right home and making sure we are not surrounded by toxins.  Green is loving ourselves and our neighbor enough to limit our conspicuous consumption. "
