RIFF on a Forestry Report-SOILS : Asheville Eco-Community (series)

In Parts I, II ,III and IV  I talked about an eco-community about to bloom not far from Asheville, N.C. I shared HNF Forest View  Asheville, NC how excited we are at the prospect of representing the eco-developers. Today, these eco-innovators, who are dotting their "i's" and crossing their "t's",  provided the Forestry Report to our Firm for examination, and for our files.

 I don't know how many of you are familiar with a Forestry Report, but if you get a chance to read one, don't miss the opportunity!

Here (and in posts to follow) is my "riff" on the Forestry Report.   My riff  plays into a few especially interesting ideas that have popped up, and might be of value to our clients, as I read the Report.  For me, having the opportunity to interact with clients involved in stewardship, green-built homes, and nature connections is quite a thrill. Could be for you, too?

 "RIFF" on FORESTRY REPORT. . . SOILS

  • "Three primary soil types exist on the property and all are well suited for timber production."

NOW..I'm thinking about a client of ours, a young man who longs to selectively cut and mill the wood for his home. Since the Forestry Report states that the soil is "well suited for timber production"...  

I am wondering:

  1. Would the eco-developers consider setting aside certain areas of the Conservation Trust acreage (about 800 acres) adjacent to the conservation neighborhood for that purpose ?
  2. Could this expand the live-work aspect of the community and the scope of the conservation neighborhood?
  3. Could it be an attractive feature and benefit for the eco-community?  
  4. Could it be a "plus" to  mill and provide lumber from the acreage for green-built homes as part of this eco-community

We will be meeting with the eco-developers today, and will let you know what they say...so stay tuned!...

Wild Turkeys Couldn't Keep Me Away from This Local Spot~ Beaver Lake

Wild Turkeys Couldn't Keep Me Away from Beaver Lake and the Sanctuary. We walk  around Beaver Lake almost every week, visit our neighbors. We continue  to be amazed with the light-flashing waters. The surrounding mountains border the Beaver Lake as if to entice a canvas from some modern-day French Impressionist . The acres of open space where kids play, the families finding  picnic spots, and just beyond, the canoes awaiting turns to glide by all participate in this colorful scene.    A sense of "all's right" in the world seems to be in the air.

If you are a birder,  you will love the Beaver Lake Sanctuary where you can spot LOONS, GREBES, CORMORANTS, HERONS, SWANS, GEESE, AND DUCKS. HUMMINGBIRDS and WOODPECKERS...just to name a few.  There's one species that you might not find there...wild turkeys in asheville neighbohood

(hint-hint...see photo I took on the way home last night)...
...it's the wild turkey....but I can tell you, for sure, that wild turkeys do live and prosper nearby.

 

Here's a checklist  my birding friends take with them when they walk the boardwalk into the Beaver Lake Sanctuary. Being a fancier of nature, I'm a  big fan of this place. The sanctuary was established in the mid-1980s, when the Audubon Society successfully led an effort to prevent construction of a strip mall on the site.

 

 

The Lakeview Park neighborhood is right up the hill from Beaver Lake and the Sanctuary. . This is a "sustainable" neighborhood in which people who live there absolutely delight.

I actually have known eco-friendly re-modelers to completely reconstruct a home to make it green to the bones, just to live in this neighborhood.

 

 

Where an awareness and appreciation of nature, wildlife and natural ecosystems, and responsible environmental stewardship come together, that's Asheville's green real estate scene...and wild turkeys couldn't keep me away from all the eco-innovation that's happening here!

Can You Prosper in a Conservation Neighborhood?

 "To live sustainably in this beautiful, peaceful, healthy, sacred place in the magnificent North Carolina mountains is to prosper" . 

By "prosper" , according to the Free Dictionary I mean:  

1. To grow well or luxuriantly; thrive: The crops flourished in the rich soil...

2. To do or fare well...

3. To be in a period of highest productivity, excellence, or influence...

And here in the mountains not far from our beloved Asheville, NC, you'll find a conservation neighborhood connected in a special way with the natural world where you can do just that.

It is a sustainable community where neighbors can prosper in a community designed to respect the environment  by  protecting the land, using renewable energies for heat and light, building green homes, and supporting healthy lifestyles... . To "prosper" here means to be

  • Aligned with conservation development principles
  • Part of the "forever-wild" conservation easement that adjoins the neighborhood
  • An easy hike away from the rescued Old Apple Orchard (see photo by JT above)
  • Convenient to amenities -on site tennis court and trails, access to top level healthcare, education kid and their parents appreciate, the cultural spices of life, and entertainment
  • Within a short hike of 880 Acres of Nature Preserves with awesome distant mountain vistas including Hickory Nut Gorge and Chimney Rock.

Soon our Brokerage will have the honor of introducing parcels in this conservation neighborhood where even the homes will "thrive" on renewable energy-  and where the renewable energy vision in the built environment includes:

The Cutting Edge of GREEN : Trends & Amazing ECO-News Series

Many times, early in the morning, I like to go for a quick run around the World Wide Web. It's good to get a quick runperspective on trends and attitudes. It seems that each time I do this from my elegant cabin in the mountains right here in Asheville, I am amazed at the wealth of cutting edge "GREEN" news "out there"...

This week, among other "amazing scoops in the ECO-news" I discovered something that could be of huge value to those of you interested in conservation real estate. It's a comprehensive online database of land conservation. The Trust for Public Land (TPL), a national conservation organization unveiled it just this week.

If you are looking for a definitive source of information about land conservation at the state and federal level, including acreage protected and dollars spent, now you can find it HERE. 

Of significant interest to me and possibly to  those of you who are Eco Certified ®Real Estate Consultants or EcoBrokers ®the website and it's information was created as a direct response to the numerous questions posed by policy makers, members of the media, and conservation leaders about the growing field of land conservation in America.

This trend is something  Land Specialists like me are noting...

...and so it meets my  "amazing GREEN news" criteria.

According to sources, "The data has taken five years to collect and will be updated as new information becomes available."

Common Sense in the City of Bliss. Is this about eco-community?

I'm sort of a "common sense" kind of person.. I like waterfalls, waterfall at HNF asheville, NC(photo taken at eco-community near Asheville) the first snow fall, sitting around the fire with my friends, and delicious organically-grown tomatoes...IOW... balance in my life. 

Possibly, as a young schoolteacher in Michigan, way back when,  I acquired common sense from my fourth-graders.  

Today, at our eco-savvy real estate brokerage   in the "City of Bliss", Asheville, NC , "common sense" is about making a positive difference in our neighborhood and in the world in terms of land use  and planning , healthy living environments, and camaraderie....

summed up as eco-community on many levels- the seemingly small efforts you and I make toward sustainable practices  and eco-innovation-whether that be installing an energy efficient lighting system at home or in the office, walking more, eating from a garden we planted in the spring- those small efforts that open up possibilities for all of us.

What is an Eco-Community?  Lately I've been wondering about defining "common sense" in terms of  "eco-community."    In a conversation with our Asheville neighbors John Myers and Jane Lawson who are eco-innovators spear-heading creating such an eco-community , I asked, " What exactly is an eco-community...could you tell me more about all the aspects of land conservation, renewable energy, green homes, healthy living, etc that are involved?"

 " Well," they responded, " It is a sustainable community where we choose to consciously live in harmony and balance with the natural world. It is a community designed to respect the environment by:

          •  protecting the land
          •  using renewable energies for heat and light
          •  building green homes
          •  supporting healthy lifestyles...

and our eco-community just half an hour from Asheville offers convenient access to healthcare, education, entertainment and transportation."   I asked how they went about this creating this. "Well, janeAnne, that's quite a story. It has been a family affair from the beginning, " Jane answered.

"You know, John  has been a long time activist in land conservation for the past 18 years, working with various land trusts and non-profits. He's worked to protect over 20,000 acres of parks, trails and public forestlands, " she smiled.

John chimed in, "The intention in my work has always been to preserve special lands for future generations to enjoy. In designing an eco-community, our primary goal has been to preserve as much land as possible in its beautiful, natural condition."

Now I began  thinking - if a group of nature-lovers who also appreciate the cultural perks of living within half and hour of  Asheville got together-that would make Big Common Sense. So I asked the couple...  

How many home sites would they offer? 


"Only a small number , and they'll be surrounded by many acres of abundant forests, rushing mountain streams and rugged cliffs," they replied.

YOU Can Create a Green Home Next to a Stream in Asheville

Not far from the cultural hub of Asheville, North Carolina yet surrounded by forever-wild mountain forests, soaring cliffs, cascading streams , and stuff of which dreams of Home are made is  the doo rway to possibility in the form of an eco-community  that thrives on nature.

 

I'm heading over the valley and up the mountainside  this weekend to take more photos to show you.

   (How do you like this one?)

I want to see for myself if what I've heard is true....that you can create a green home next to a stream, and walk for miles right out your back door then camp under the stars.

I expect to find a blueprint for ecological wisdom because, in a brief conversation I had the other day the eco-innovator/ developer, I was informed,

 "We are the first development in the country to combine wide-ranging land conservation with an eco-friendly community of green homes, which are solar-heated and solar-powered. Using renewable energy from wind power, hydropower and geothermal sources, we are a true net-zero-energy community, creating more renewable energy than we use."

I am excited! This has to be a model for eco-innovation. Stay tuned.. .

This Eco-Community = Eco-Innovation as an Exciting Model. Asheville, NC

I am excited about eco-innovation. Especially when eco-innHike Asheville's Hickory Nut Gorge from Eco-Communityovation in the form of a model for eco-community comes to my home town, Asheville, N.C. 

That's right. Big News.

The very first eco-development  in the country to combine wide-ranging land conservation with an eco-friendly community of solar-heated and solar-powered " green-built"  homes, has done just that.

Here, in the mountains of Asheville, North Carolina, we are known for green-built homes and for thoughtful land planning. But this eco-community is unique.

 

 

More than that, I think it is simply exciting.

EXCITING? Here's how:

The Whole "GREEN-BUILT" Package

Maybe it was the ready-to-plant south-facing (organic?) garden within a hop-skip-and-jump of that Green Builder's  door that asheville green home new constructiondid it!

When I visited this remarkable home, (see photos to left and right) suddenly, for the second time this week,  Grandma's sage advice came to mind:  

 "Get Your Greens!"

 

Scenario: Board members of NLJ's site visit to evaluate a new "green-built"  construction here in Asheville, NC.  So, in this case, "get your greens" refers to a whole "green-built' package (not just the veggies, though the plot laid out for an organic vegetable garden in the photo above makes me want to dig right in! ) 

The Whole "GREEN-BUILT" Package: Not only is the home sited to maximize the wild-forever feeling in an urban environment (it backs up to acres and acres of undisturbed land where wildlife enjoys sanctuary, but is within walking distance of the bakery in West Asheville)  but this new Green-Built  construction offers solar panels, and numerous energy efficient factors and uses healthy,  non-toxic materials.

Personally, I am enamored with the soft-glow finish on the recycled heart pine  floors.

Throughout  this Green Builder's home, we saw the consistent practice of using materials gleaned and carefully restored ...Recyclable is a theme here. We're talking sustainable!

One "stand-out" for  me is the use of passive solar features. passive solar uses


Here's an example--this load- bearing wall warmed by the sun and sharing that warmth in the most attractive way.

 

 So I am excited about the possibilities and the positive impact happening in terms of green building(and remodeling) here in Asheville and across the country.

 Someone mentioned the other day that most folks think that green-built structures remind them of a dentist's office...ugly and painful...so here's a challenge for you, readers...

Possibly find a green-built  home in your neighborhood. Take a look and judge for yourself. Tell me if  that "green-built"  is not only GREEN...sustainable ....and worthy of your consideration....but, like this home,  is absolutely charming to see ......and let me know what you think.

Egg on Your Face? Or Farm Incubator?

 Recently, one of our clients, an international pilot spent the weekend with us as wfarm incubator projecte hunted down the perfect small farm near Asheville. In the course of our days together, he  suggested I read Barbara Kingsolver's   bestselling nonfiction book, Animal, Vegetable, Miracle.   In it, Barbara, recently turned 50, talks of her family's farm and the sustainable practices that make it work for the family and their neighbors.  

How did he know that I love the idea of sustainable practices and growing my own vegetables to share? (I'm smiling.)

 

 So, I got the book.

My client was right. I'm inspired!  I'm itchin' to get out and  plant seeds in my little organic garden . In fact, some part of me is just longing to FARM!   I know, I know...how's a REALTOR® going to find time to FARM?!? Impossible you say? Egg on my face? An eco-community I represent is looking into The Carolina Farm Stewardship Association's  Farm Incubator Program.  According to the Association,  "Incubators are educational farms where new growers can lease a parcel of land and gain access to equipment and advanced knowledge without having to buy it."

The organization wants to:

  • Provide business planning assistance and get folks together to help create farm incubators in each of the Carolinas' major climate regions.
  • Encourage young farmers to continue farming in North Carolina, and help to  ensure a healthy food supply for the future.
  • Give new farmers a chance to develop skills needed to farm without "betting the ranch." 

I'm getting out my gardening gloves right now. How about you?

Get Your Greens!

 Get Your Greens!     

Your Mama may have told you, "Get Your Greens!" She probably was referring to something leafy when she said that. As an eco-adventurous REALTOR® here in Asheville, NC., you probably already guessed that I'm referring to something else- what else but homes and land?

So when I suggest you "Get Your Greens!" I'm talking eco-innovation in terms of the products that feed and improve the quality of your life. They come in many shapes and sizes. And the way they are "green" is varied. As the US Building Council says, "  They are energy or water efficient; they use healthy, non-toxic materials; they are made from recycled or renewable sources; they make current products you use more efficient or more durable; and they are recyclable or biodegradable, among many other things."

Of course, advertising "green" or "organic" does not always mean that something is what the advertiser markets it to be. I'll write more about that later in a post on "greenwashing", but in the meantime, here's a list of resources I've checked out for real estate professionals and our clients. Possibly you canuse it to shed some light on what shade of "green" your intended product IS.

Re-Greeners & REALTORS ® Take Note.

Re-Greeners and REALTORS ® take note. I just happened on some incredible news. re-greened asheville kitchen

If you're longing to "green-up" your home this news actually is red-hot!. The American Society of Interior Designers' Foundation    and the U.S. Green Building Council  have partnered up.

They are working on the "development of best practice guidelines and targeted educational resources for sustainable residential improvement projects." There's even a rough draft available right now for your perusal and in-put.

Besides being a REALTOR®, I am, myself  a "re-greener" . See posts on our Office Building. So envisioning a green remodeling project , like the re-greeened kitchen I photographed to your right, by seeing what other people have done via case studies makes me feel good.

And the in-depth product checklist adds to my feelings of comfort in our  re-greening efforts. You and I can find answers to questions like:

  1. Is there a written, working environmental policy in place?
  2. Is it easy to find on their Web site or product literature?
  3. Does this policy strive to make important improvements in manufacturing, reducing and reusing first, then recycling?
  4. Do they comply with their industry's voluntary testing programs

So I am excited about the news of the American Society of Interior Designers' Foundation and the U.S. Green Building Council offerings.  

 From the re-greener perspective as well as from the perspective of my real estate clients here in Asheville, NC who love the idea of stewardship,  I see this as a huge positive step toward understanding of sustainable renovation project practices and benefits for  homeowners, residents, design professionals, suppliers and yes...especially for this REALTOR®.

SECTION 404. Do You Know About This?

LOW VOC paint on porches? Asheville rehabYesterday I wrote about our "Green retrofit" in process, our Office Building here in Asheville, N.C.  So I've been getting suggestions about what to do next in that process.  

Seems as if all the Brokers are into creating a sustainable place for us eco-savvy REALTORS®! One suggested we start by painting the porches with Low VOC paint. Another wants a small organic garden in the back yard. Where to start? Where to start?

Being a Land Specialist, I pretty much know (or can refer to expert resources) what to look for in terms of a sustainability land plan-the   botanical, wildlife, and natural community inventories, the Section 404- Wetland Delineations and Section 7 -Rare, Threatened, and Endangered Species assessments that may need to be performed, and how/if that can affect my real estate clients who are looking at conservation real estate .

I know that Section 404 

  •  Requires permits for the placement of dredged/fill material into waters of the U.S.
  • Also requires permits for any mechanized
  • Land-clearing within wetlands.
    "Waters" include:  interstate waters,navigable waters, wetlands, stream channels,and open waters such as lakes, ponds).

But prioritizing projects when it comes to increasing the efficiency  our Office building and  how the site uses energy, water, and materials, and reduces impacts on human health and the environment,  is a challenge. I know we must not be alone in this challenge. And that is not just an "Asheville-Thing."  

So today I got wondering WHAT would YOu do "first" in restoring a 1923 Craftsman Brick Bungalow...?????

Vintage Retrofit Office Dresses Up "Greening" the Neighborhood for Asheville REALTOR®

Here it is! Our Office in Asheville. It's on a corner with  huge old trees on either side, and a funeral parlor across the street...We joke about that sometimes. (You can fill jokes in as you might...)  We plan to do a bunch of "retrofitting"  each year. It's an interesting learning experience and challenging process.

 

Not long ago I asked all the real estate team what retrofitting they'd like to see done first.   Here's what they told me:

  • Solar Panels
  • Finish upgrading the windows
  • Finish the Low VOC painting
  • Organic garden out back
  • On-Demand Water Heaters
  • More Native landscaping

So I'm thinking...wait a minute...despite all the amazing new technologies and products that can improve quality of life for the REALTORS® and our clients at our Office, our Office already is "greening" the neighborhood in a special way.  

It's a Vintage Retrofit!

Built with love and attention back in 1923, our Office must the biggest and most elegant recycled item I've ever invested in.

Asheville's in on the GREEN TREND, but Who's Doing WHAT in Your Neighborhood?

Thinking about the "red hot GREEN" trend in real estate gets me going. I'm not the only one, either. Whether top of the pecking orderyou are in Asheville, N.C. or Kalamazoo...getting involved in sustainable /green homes and land appears to call to "what makes sense" in the minds of consumers.

So...this is not just happening in Asheville, NC, although many say we are "THE Hub"  of such activity.   I'm smiling as I write this because I know that the eco-innovators in Georgia, Texas, Arizona, Washington State, Oregon, Western Michigan and elsewhere might have a thing or two to say about that.

In the Greater Atlanta area, for example,  EarthCraft House reports over 4,000 EarthCraft House   single family homes and over 1,500 EarthCraft Multifamily dwelling units have been certified, providing a long term pollution prevention impact.

Developers working with EarthCraft House to promote environmental policies on a larger scale, have created six(6)  EarthCraft Communities in the Greater Atlanta region. There, Southface  promotes sustainable homes, workplaces and communities through education, research, advocacy and technical assistance.

Asheville and Atlanta accounted for....now I WANT TO KNOW who's doing WHAT in your neighborhood. Comments, anyone?

So we were out looking over some mighty nice Land the other day, when my client asked me,  "janeAnne...exactly WHAT is involved in a comprehensive plan for eco-development..."

"Well," I answered, "I'm not sure about other areas of the Country, but here in the Greater Asheville Area, "green" architects, developers of eco-communities and the WNC Healthy® Built Homes Program cover a whole array of aspects!"

"Hmmmmm. Interesting, " my client replied.  "Are you telling me that they are looking at everything from environmental design right through construction? That would be AWESOME!!"

"Yes," I smiled in response. "It's referred to as the Whole Systems Approach.

William McDonough , co-author of Cradle to Cradle points this out.

I've said this before, and I'll say it again...to many eco-savvy people, Architect William McDonough is a hero. He "practices green architecture on a massive scale.

In a 20-year project, he is redesigning Ford's city-sized River Rouge truck plantand turning it into the Rust Belt's eco-poster child, with the world's largest "living roof" for reclaiming storm runoff. He has created buildings that produce more energy and clean water than they use. Oh, and he's designing seven entirely new and entirely green cities in China."

Great hope for the future?...possibly...Listen here to  what he has to say, and decide for yourself. My take: Definitely inspiring for real estate professionals, no matter where you live, or if you live in "interesting " times.

In any case, here is how WNCHB describes the Green/Whole Systems Approach to the comprehensive plan for eco-development.
