Real Estate IS The Key For A Sustainable Economy

But more importantly, it's the people that drive it. Without jobs we have no money.  Without money we have no economy.  Without both, we don't exist. The world is changing.  We are in an amazing era of awakening.  It is said that the jobs that our Middle School Age children will have when they graduate from College do not even exist today.

I often get asked why I am so passionate about Green Real Estate.  Preceding that question is why I am in Real Estate.  While that is a long story, I will sum it up in just a few sentences. 

Real Estate is a Major driving force in our economy.  Real Estate is an investment.  Real Estate and Homeownership is not only a dream in America but across the Globe.  How it differs from Location to Location is not the dream, it is the design.  Some Cities grow up, others grow out. Regardless, I find it fascinating on many levels.

To build a single Community, let's take in to consideration how many people it takes

It starts with a Vision, probably from a single person.  We then have an Architect or maybe even a team of architects.  Electrical Engineers, Plumbing Experts, HVAC Contractors, Landscape Architects, Transportation Engineers - Teams of people that figure out how in the world to get Electricity and Water to all of these people.

The list could be a blog post in itself.  But that is not the purpose of this.

The purpose is the People.  The purpose is how Real Estate alone can single handedly drive an economy and why it is time to stop ignoring it.  More specifically, how GREEN Real Estate is KEY to a Future Sustainable Economy.  I do not mean Sustainable as in Eco Tree Hugger like Economy, I mean a Sustainable Economy in which we thrive and flourish.  This post is the first of a Series about how Real Estate is often overlooked in the larger picture.  Actually, the people within the Industry.  It's not about CEO's that want bailed out because they made extremely poor decisions on how to handle their money.  It goes way beyond that.

We hear about Foreclosures, Short Sales and lack of Financing available.  But it goes so much further than that also.  Think about the whole picture.  The people.  How many people that have gone in to Foreclosure have jobs directly or indirectly related to Real Estate?  Most of them.

Engineers that design Commercial Buildings, Bankers that Finance those projects.  The people that are actually out there swinging the hammers to build all of the above.  All the way down to people that work in the Retail stores that sell products to our Communities and our Baristas at Starbucks that are working in buildings that are on...Real Estate.

But, enough of what is happening now.  What is going to happen in the future?  The Economy will turn around eventually.  And while we are all suffering in one way or another we should be careful to NOT be hasty and make rash decisions on how to fix the Economy right this second.  I said the other day on my Facebook that:

"I am offically redefining the term 'recession' as Get off your butt and think outside the box"

The key to Real Estate and it directly being a driving force in our Economy is not just about the Real Estate Agents.  It's not just about the Homeowners or even the Banks that give the Financing. 

The key is the number of jobs that it can create.  Specifically the number of jobs it can create with a Sustainable and Forward thinking approach.  We may be losing jobs, we may continue to lose jobs for another couple years.  Do we just sit around and watch it happen?  Personally, I do not like to think about what is wrong, I prefer to think about how to fix the problem. Every Business likely has a Business Plan.  Our Economy is one large Business.  Shouldn't it have a Business Plan also?

What we need is to combine another driving factor in our Economy with Real Estate.  Education - Job Training.

Education is looked at most often as for children.  Our Future.  And while the jobs that our middle school children will have when they grow up do not exist today, that does not fix right now.  I believe that we will see a surge in the number of College Students that will pursue Engineering and Architecture degrees.  But the term Engineer and their job profile will change dramatically over the next 15 years.  The people that will educate and train our children are right here today in the work force.

Again, Real Estate being a driving force behind that.  I believe that we, as an industry, will be forced to raise the bar in professionalism, knowledge and expertise.

The next post will be regarding possibly the absolute most important part in the Future of Real Estate. 

Architecture.

Architects hold the expertise to help make our future flourish and create jobs.  More specifically they are the key to a Sustainable Economy - and this time I mean in the way that most people would consider Tree Huggerish. 

But looking at the larger picture, its not about being a Tree Hugger.  It's about Smart Growth.  It's about not making a quick decision on how our future is going to work and how our economy will continue to thrive day in and day out.  It's about the people.  It's about us and our children.  Working.  Living.  The Dream that most of us in the Real Estate Industry are so passionate about.  Our Homes.

 

Active Rain Members Converge on LOVE'S GREEN Seminar in Asheville

What do Active Rain members Tree , Jane Rogers and Mary Love  (and a number of other Asheville GREEN real estate professionals) have in common?

Well, if you were in Asheville this week, you would have found them all dashing through the pouring rain to attend a seminar taught by AR member, Mary Love .

It never stopped raining throughout the 2-day event, and despite the fact that "something"  caused the ceiling to leak atop Jane Roger's head, a good time was had by all who attended the core course for NAR's new GREEN Designation.

In fact, Asheville's GREEN Designation course sported a full contingent from in and around the mountains.  There were forty (40!) real estate professionals in attendance. You might call these the eco-friendly local experts.

As you know, Asheville is a hot-bed of "green" when it comes to new homes and retrofits and people who care about issues of sustainability and energy efficiency. No wonder then that I heard there is a waiting list for Mary's next class .

I'm excited about what I learned at this first outing of the GREEN core class in the Asheville area.   The Green Resource Council page at the National Association of REALTORS'® website explains, "The NATIONAL ASSOCIATION OF REALTORS® (NAR's) Green Designation addresses the concerns of consumers that are seeking real green expertise, not just lip service. ...You can be the one they come to for answers. As a real estate professional, you can have a real and lasting impact. " Good benefits for all of us. But more than that for, in this case, THIS particular teacher gave us a fine time and a number of reasons to enjoy her presentation , the learning of pertinent GREEN material, and to share some good laughs along the way....

 Mary has a Masters Degree in Environmental Science and 20 years experience in that field. She also is a practicing REALTOR®, I couldn't imagine a better instructor.(See photo which does neither of us justice, please.)

ECO-FRIENDLY TOURS EXPLORE GREEN ASHEVILLE -- The way to go in Asheville in 2009

"This looks like fun! "  enthused the fourth-grader.  Mom and Dad and Grandparents, our real estate clients on their initial visit to the area and in search of land for a "family legacy", smiled.

He was right. It was cute!  And, best of all, not only their energetic nine-year-old
was ready to hop aboard, but the whole family.

That welcoming little electric "limo" seemed to beckon everyone to take a tour of eco-friendly properties happening in urban Asheville, North Carolina.

Of course that  was no secret to us. We already knew and had experienced just  how really adept the  "Wee Green Machine" - ( it is small, and it is Electric-see photo)  is at inviting visitors to accompany one of our  Eco-Certified® Real Estate Consultants  to  explore the sustainable neighborhoods nearby.  For years part of our mission at the Eco-Steward Firm has been to let people know about sustainable development and eco-friendly real estate by providing programs such as our eco-drives that help our clients learn about sustainable Asheville.

So it was decided. Today, the family would start  by "feeling out"  Asheville and her historic neighborhoods, and tomorrow they would tour potential conservation lands to the north of the city.

NOTE: Alternatively, for larger groups and more distant destinations, enthusiasts can select and reserve the "Biodiesel Dream Machine "Limo" (Mercedes-see photo).

Every year people flock to the mountains and the Asheville, North Carolina, an area of extraordinary beauty. Here, a rich history of stewardship, where "green" is the buzzword, and leading edge eco-design and development divulge something important , folks find that, even in this small way, they can participate in sowing the seeds of sustainable innovation.

Possibly, this small interlude to explore what is happening in eco-friendly real estate here in Asheville portends an abundant harvest to come. . . in a way that has meaning for each person... .

The Foundation

Right from the Start

Have you ever noticed that many of your real estate clients approach transactions with skepticism? 

During any new adventure, it seems almost like standard operating procedure (SOP) to  
express concern  about  the road ahead as you look out across the vista, and to take time to get clear about the motives and intentions of those along the path ...

 

In the case of a real estate transaction where ,for example a couple, like you see in the photo, has a dream,  first, they may wonder if their REALTOR® truly represents their interests, and secondly, they may wonder about "the other side-the seller of a property of interest and representatives".

SOP?  Difficult scenarios and frustrating  events can unfold as obstacles as the process goes from the Offer to the Closing Event. And  transactions can flounder when the parties involved assume adversarial roles.

Another thought...

Us vs. Them? Or Win/Win?

Over the years, we have come to see the wisdom of  very solid communication throughout the process.


COMMUNICATION is the foundation of  success, we believe. We let it be known that  we intend to utilize a "Win/Win" approach right from the start, and then we offer objective fiduciary counsel and dedicate ourselves as co-facilitators to keeping the lines of positive communication open throughout the process.

Asheville- Real Estate Web 2.0 & BUILDING CLIENT RELATIONSHIPS  Part 2 Win/Win 2009 

I was looking at this graphic at 1000WattConsulting  (here it is...go to the link for a more readable version)

Looking at it, I was reminded once again of the depth and breadth and inter-connectivity of the Real Estate Web 2.0 environment.

At least 300,000 real estate professionals work within this arena..but it is "a brave new world"  for the 900,000 others who are the majority. 

When they enter, they will find that this is a world in flux.  More and more (see Saul Kleins' White paper) we are advancing into an even more focused consumer-facing Web 5.0. Realizing this, a question presents itself:

WHAT do these searchers want?

Those of us who are familiar with the territory have discovered and are of the opinion that consumers want to gather meaningful real estate information.

WHAT is "MEANINGFUL"?

1.  "Meaningful" : What lies beyond  data and information, demographics and what's on a listing sheet.

2.  "Meaningful" : Value-added, hands-on interpretation and perspective on local real estate markets from local experts.




Example:
In the case of our brokerage, we are concerned with offering objective fiduciary counsel and buyer advocacy -and we go even further by specializing in a niche market; ECO-Friendly Land and Homes.

Certainly, for those seeking counsel in matters "Green" they can find a "meaningful" connection with the possibility of value-added interpretation of local happenings here.

Especially with the ever-growing influence of the World Wide Web, the personal connection with a professional who is educated in the local real estate market really matters! And what is shared must not just be property type, price and quantity, but an  interpretation of the data and informationwe think might be  the cornerstone of  building sustainable relationships. 

" I LOVE the practice of real estate, " I said in the post found at the link above.  And continued, " One of the reasons why I love the practice is that we have the chance to arrive at, set the tone for, and practice attractive ways to relate to each other and to our clients. .. The value of authentic exchanges ...[works] when the outcome is so attractive for everyone involved.


And do YOU agree?....that ...After all, every one of us has a Dream that quietly and unobtrusively asks to be fulfilled. "

Professional Interpretation via REALTOR® and Local Expert.

In Part 2 of this series I noted that REALTORS®  possibly more so than other professionals, weave a tapestry where a dream can be fulfilled. ...the Dream, and to some extent, the very purpose of life... Real Estate professionals and our clients can exercise our talents within the reasonable boundaries of  this process, get what we want, and not give it away, but share it wisely.

REALTORS® offering objective fiduciary counsel are in the very unique position of  being able to bring all parties together in a cooperative effort.... And this is founded not only on providing data and information, but on bringing meaning to it through our  knowledge and expertise, our resources , our networks and connections, and, most especially through professional interpretation from the vantage point of  the local expert.

2 Questions and 1 Answer

However, since these days approximately 87%of consumers search online BEFORE they ever really get to meet  the prized local expert, a question arises;

1) WHERE can they discover a  point of connection, interaction;a "place"  where neighbors and  artists, chocolatiers,  bakers, clothiers, organic grocers and purveyors of eco-friendly products can let folks know about the "aura and atmosphere" of neighborhoods in which they work, build families and grow? 

2) WHERE can consumers touch base build relationships based on getting to know the authentic voices they find there?

Answer: LOCALISM

I have found that Localism provides that  much sought after "place".... It's a wee social network attuned to local communities. Consumers enjoy building relationships with real estate professionals who grasp what they choose to create, want to know what is important to them,  are ready to assist clients with objective fiduciary counsel and advocacy.  Regardless of the starting point, developing a relationship over time can  empower  clients .

I decided long ago that I liked the ideaof developing relationships over time. I decided that  a great  way to do this was through my Localism blog and Outside Blogs where I can get expansive on activities and neighborhood events in various sustainable communities in the Greater Asheville area. Oftentimes, I will report on a newsworthy subject.

This month the stories have been about the local impact  and the importance of sustainable development . Around the kitchen table we have been shaking out heads and discussing the apparent lack of forethought in eco-sensitive design  --THAT (as you may or may not be aware)  can lead to landslides and steep slope situations our clients might choose to avoid. Also we'be been noodling and reporting on Obama's Tax Incentives and what that means to all of us, including 1stTime Homebuyers here in the Greater Asheville area..

Building Rapport with Clients - Lessons from Web 2.0

Re-connecting, Just Getting to Know or Building Sustainable Relationships—in the fast-paced Real Estate Web 2.0 Environment things are changing everyday. The face-to-face meeting and handshake may take place long after an initial “meeting” online.

This is a lot different than meeting folks at the local tailgate market or out on the myriads of trails here in the Greater Asheville area. Recently I was asked about the unique ways we REALTORS® build relationships given that 87% of consumers search online before they ever meet us.

...for answers I now turn to  one of my favorite colleagues is JEFF DOWLER.

The blogger and the readerRapport, as everyone knows, is an essential part of building a relationship with clients, whether buyers or sellers.

In the “old” days this could not really occur until that call came in from a prospect about buying or selling, or you made contact with someone through a cold call, door knocking or other means. Even with the advent, and then proliferation, of agent websites the rapport building could not really commence until contact, via email or phone, occurred.

Web 2.0, and in particular blogging, has changed all that.

The words in our blog posts, and the soul that emerges, whether deliberate or not, heralds the birth of rapport with a reader. We don’t yet know who they are, what they want, nor why they are there, but the rapport, nonetheless, begins, and without direct intention on our part. Indeed, while rapport building in the past has always seemed intended…something we had to work at…blogging allows it to unfold and evolve without the pressure of focusing on building a relationship.

 Building relationships means jumping through hoopsIn our blogging rapport building is seemingly one-sided, for how can we develop rapport with an unknown entity, a faceless reader whose intentions, needs and personality are yet to be discovered? But can the reader not begin to establish a relationship with us without our even knowing it? Of course they do, unbeknownst to us.

Early on, before contact is made, rapport building is more generic, geared toward a faceless consumer we believe we want to attract – a first time buyer, a seller, someone seeking a second home, or perhaps a more non-specific audience. Focusing your writing on that which you know and understand about real estate and communities, and allowing your true self to unfold, will encourage that magical rapport building to begin.

The next phase of rapport building comes into play with that first contact from the faceless consumera comment, a question, an email or even a phone call – perhaps days, weeks or months after the birth of the relationship. It is this point at which we can truly begin the more intentional rapport building

  • providing the requested information
  • answering a specific question
  • anticipating the needs of a relocating homeowner and sharing details that will aid them in their decision making or home search without them even asking, or perhaps knowing that is what they need.

Once the contact is made, by email, text, or better yet phone, your efforts to create the relationship that will result in a consumer becoming a client can shift into higher gear. Listening to what is said, or written, and attempting to understand what is behind the spoken or written word, allows the rapport to further evolve, to become more reciprocal. Knowing when to continue the connection, or how, is the key to avoid overwhelming the person who is, quite possibly, not ready for the rapport-building blitz we often try to impart.

Do not make the mistake of turning a reader’s cautious inquiry into an assumed demand for your expert assistance that exceeds the consumer’s willingness to accept these overtures.

The first meetingThe next phase of rapport building emerges when a face-to-face contact results…once the consumer has reached a comfort level whereby our direct assistance is desired, and they cry out for that personal meeting. While in the past this truly began the traditional establishing of rapport, Web 2.0 has added another dimension, since the rapport is already well underway. Many of the uncomfortable or cautious interactions of the “first meeting” in the past have now been replaced by a heightened comfort level and sense of “knowing” made possible by our blogging. The consumer already knows much about us, likes what they see, and has taken the next important step in the relationship.

How many of us have experienced that feeling when first meeting the consumer who knows us through our blog, or when we meet a fellow Rainer and discover they are just as they appear on-line? Is it not different from how we met folks in the past?

Your opportunity for rapport building continues in that first meeting, but has already developed far beyond what would have occurred pre Web 2.0. Whether meeting in your office, or escorting a buyer who is relocating around in your car, the possibilities for enhancing the relationship are endless. And because the rapport is already well established, our initial fears and concerns of a first meeting become things of the past, bolstered by the interpersonal interaction already in place. We can truly focus on the client and their needs, worrying less about creating a bond with someone we don’t know as in pre-Web 2.0 days.

Do not underestimate the power of your blogging. Rapport Building 2.0 is here for you to embrace, and enable you to create relationships far beyond what could be accomplished in the past until well after you spent significant time with a client.

Asheville- Real Estate Web 2.0 & BUILDING CLIENT RELATIONSHIPS 2009 Part 5- Interpretation

 In Parts 1, 2, 3  of this series, I have been exploring Real Estate Web 2.0 and building relationships.  No doubt about it, for me, writing a post each day, focusing it for my clients and prospective clients who are interested in GREEN  and sustainable homes, conservation land, eco design and development is not only satisfying, but productive .


INTERPRETATION:: There must be a hundred ways to let folks know what is "out there" but more important, is letting them know what  "what is out there" means to them.

Interpreting data and information on the local level is so important. It does seem to me that building happy client relationships depends on  communication and explanation of the local real estate market and the nuances therein.

PR and advertising outreach methods are not new to REALTORS®. Who is not familiar with these? Many real estate practitioners have  tested both.  In this series, I have  been looking at how the hard copy versions of the above translate into authentic outreach to clients via the World Wide Web.

For example take our brokerage: Because we are an eco-friendly bunch at the Firm, we tend to use recycled paper for print advertising.Our themes are eco-friendly. Our ideas seem to flow around the notion of sustainability. And when clients meet us at the Office,  they discover energy efficient lighting, Low VOC paints and a "sit around the kitchen table and understand what's important to you" atmosphere.

 Building Relationships ::  I have gone on and on about in this 7-part series (I didn't expect it to be so lengthy when I started.)  My eco-friendly colleagues and I have developed a Sustainable Plan of Action. We ended up with what appears to be a tried and truechecklist.  We have found that is can and does support meaningful and effective dialog...both online and real-time. Communication assists and prepares all parties involved. This is especially true, we have discovered, in terms of  what's expected from each of us during the due diligence period.

And communication can offer a crystal clear picture of "how to hook up the horses and in what direction to head."

Right from the start  we try to "coral" everyone so that we all are aware of the transaction details. (see photo)


Our Transaction Coordinator is the consummate professional. He knows that details are important because it is in those details that transactions can get bogged down and even fail...so he is the Lead Horse of Details.. The road can be  pretty bumpy, even uncomfortable unless certain expectations and insights are in place.

Successful Real Estate Transactions : The Plan of Action

A colleague, a seasoned REALTOR® insists that successful closing events are the result of  healthy "shock absorbers".

When all the "shock absorbers" involved are working as they should, the normal bumps we encounter in every due diligence period are no big  deal, and a happy closing is just around the corner.
But watch out if the "shock absorbers" aren't in proper working condition.

I don't like shocks. I do NOT fancy acrimony at the closing table...do you??

So it seems to be that the Win/Win scenario in real estate transactions centers on awareness.

AWARENESS :: An actual condition of everyone involved.

AWARENESSaffects how all the thousand moving parts work . By understanding this, and bringing our energy and good will to the project,  we can achieve a prosperous "flow" where everyone is satisfied. Based on this, and after much rumination and a good-deal of testing
we came up with THIS Plan of Action:

1. We focus on encouraging a keen awareness of the overall picture and important details

2. We offer objective fiduciary counsel and advanced training and designations in our market niche. 

3. We give our energy to the process

Some people may tell you that the role you play in a real estate is all about the WIN. Over the years we have found that it's more personalthan that. Building client relationships means taking into accoutn ALL those involved ....  As one of my great heroes puts it:

 "What is most needed in order to accomplish this task is the great art of intimacy and distance: the capacity of beings to be totally present to each other while further affirming and enhancing the differences and identities of each." - Thomas Berry

Kentfield House Earned a Red Hot 'Most Sustainable Renovation' Award from Met Home

Via Sylvia Barry, Marin Realtor, MAS, ePRO (Frank Howard Allen Realtors (#1 in Marin)):

According to Kentfield Architect, Sarah Robinson, an Alumni of the Frank Lloyd Wright School of Architecture;  that Being Green is not just to tear down and build from scratch but it's about "Seeing the untapped potential that already exists." She said:"For us, sustainability is not just about making green consumer choices, but is a lifestyle of resourcefulness that honors inherent value and respects the natural world."

Sarah Robinson, was thrilled, when her house, nestled in the native redwood and oak woodlands of Mount Tamalpais in Kenfield, Marin County, California, earned the 'Most Sustainable Renovation' Award from the prestigious Metropolitan Home Magazine. www.Methome.com 

Robinson's 1963 fixed-upper home incorporated the following winning features:

1) Retain and Expand upon the original mid-century contemporaries design. Robinson's usage of rich wood, glass, American clay plaster and copper echoed the 'sensual surfaces' from the outdoors.  She also retained the original custom mahogany paneling and cabinetry.

2) Resourcefulness- Adding 1200sf space (office, family room, extra bedroom) blow the building allows Robins the retain the original footprint of the building.  Large dormer captures light and provides views of outdoors

3) Usage of Reflective Surfaces Such as stainless steel, high gloss woods, glass cabinets, white ceilings makes the most of the natural light that streams into the space.

4) Reused 80% of the original building material and incorporated with recycled materials from other sources - including reuse of the redwood framing from the attic for additional trim, exterior siding and new kitchen dormer.  She also bought the seconds from a local tile manufacturer (Heath Ceramics in Sausalito). 

5) Incorporated the outside environment to be the primary decorative feature for the home by using 'floor-to-ceiling glass', adding skylights and creating a large dormer to bring the outside in.  

6) Usage of Energy-Efficient Mechanical Systems Suchas soy-based form insulation, Eco-friendly American clay plaster, no-VOC paint and double-paned windows. 

Footnote - I was contemplating about what to write for the RED HOT contest and my presentation to my Rotary Club about LEED and Local Green Buildings, when the Marin IJ Article about Local Architect, Sarah Robinson's winning design caught my eyes.  This is an excellent, timely example of how to creat a "RED HOT" Eco-Friendly, Sustainable Home while thinking Creatively Outside of the Box.

Grabbing my small camera (I keep it in my pocket most times) I held my breath and hoped I could catch this moment....there was the pond deep in the wooded acreage we were scouting for our clients...and there was a photographer, obviously caught in a curious pose, and there was the poet...on the spot...and ready to to tell us later of the rhythms of life to be found near our small corner of the world....

It doesn't take long to find a road to a place where the hills open up to embrace the clouds and coming rains near Asheville, NC.  Those vistas and sensations of change are close at hand.  As we headed out not long ago in search of a small horse farm for our clients, we came across this scene just 20 or so miles from downtown Asheville. It's a dramatic scene, full of energy and possibility. And it may tell you why poets love it here. . .

LAKEVIEW PARK, North Asheville's Elegant and Understated Gem

As I mentioned in an earlier post not more than five minutes from downtown Asheville, you will find Beaver Lake and Asheville's lovely Lakeview Park Neighborhood . Convenient to downtown Asheville, both shine like diamonds in the North Carolina sun.

Though private, the lake has been a popular public spot since its creation in the early 1920s. Beaver Lake is located at a broad enough to embrace a sustainable  community, including the inviting lake itself and an 18-hole golf course .

 

All this is just two miles from the center  of Asheville.   According to the Lakeview Park Organization,  the finest ".... charms of Beaver Lake is its gently curving and undulating topography, almost like a succession of billowing waves, with homesites on the crests and winding streets and parkways between. A very remarkable landscape indeed."

Since the 1920's Lakeview Park, centered around Beaver Lake, and  following a plan made by city planner Dr. John Nolen John Nolen (June 14, 1869 - February 18, 1937), indeed , in our opinion, has been and continues to be a neighborhood of special charm.

Homes: Lakeview park  design includes tree-lined boulevards with views of mountains and Beaver Lake and winding roads that  accentuate the thoughtful planning of Nolen.  Sloping land leads to "upscale"  homes of a variety of styles. These may be eco- renovated  bungalows or mansions. (see photos)  

Neighbors: Like most neighborhoods in Asheville, NC, the folks who reside in the Lakeview Park neighborhood (many of whom are "Cultural Creatives  -- architects, designers, teachers, authors, doctors, poets, lawyers, and gallery artists) are known for their love of good stewardship of land and homes.  

Here you certainly will  meet and wave hello to neighbors  jogging, running, walking, biking, bird watching, watching the sun set, picnicking,  canoeing  (see photo) and visiting along the way.

It is beautiful no matter what time of year. We visit our neighbors, continue to be amazed with the views of the surrounding mountains, sweet picnic spots, colorful canoes glidingby and a sense of "all's right" that seems to be in the air.. and all of this is within easy walking range, or bio-diesel bus transportation,of  the North Asheville branch of the  library, an amazing French Bakery and coffee shoppe, schools and churches.

 Montford,This Historic Asheville Neighborhood is HAPPENING! 

"...Few neighborhoods express the rich architectural heritage and vitality of Asheville better than the Montford Historic District. During an era of remarkable growth in Asheville and in an environment of a few powerful individuals with enormous personal wealth, Montford grew as a residential neighborhood for middle-class people. Businessmen, lawyers, doctors, architects and the retired all came home to Montford," says the National Park Service  Register of Historic Places.

Asheville NC Neighborhoods -Albemarle Park: Favorite READ ABOUTS Series. Part 1

From the ASHEVILLE AREA NEIGHBORHOODS TO LOVE Series : ALBEMARLE PARK (Part 1)

Let me start by saying...  Once upon a time, approximately 11 miles from downtown Asheville; or 7 miles from the where bustling Patton Avenue intersects Highway 63; or 5 miles from dear "Green Asheville's" city limits; or 1/2 mile from the new Leicester Post Office, there was a beautiful organic farm-  

HOWEVER......for those of you who want a glimpse CLOSE IN before we head out there here the first of our series on  ASHEVILLE AREA NEIGHBORHOODS TO LOVE...CLOSE IN neighborhoods and their parks...ALBMARLE PARK

ALBEMARLE PARK of which Cottage Living says, "Like Cheers, the famous TV bar, Albemarle Park is a place where everyone knows your name. A mile from downtown Asheville, Albemarle is equal parts refuge, extended family, and happy hour. Each of the storybook homes has a name, such as Dahlia, Fox Hall, and Chipmunk..."

Homes: Thoughtful sustainable design and "green up-fitting"represents the character of Albemarle where tree-lined lanes accentuate a cottage scale, and street signs that make your on foot or fuel-efficient vehicle over approximately 42-acres a delight.

Neighborhood Parks Greenspace: (see photo) Right at Albemarle's center is a unique neighborhood park called The Circle.  Thomas Wolfe once performed there. During winter, families meet there to sled; in summer, neighbors hold a concert series, and oh my the colors of Autumn call to residents and visitors, alike....for an after work ramble with their dogs.

Since I live in the High Desert region of the Southwest heating and cooling solutions are both important. When most people think of simple solutions for cooling, moving air has to be at the top of the list and that most often means a fan. By moving the hot air around, fans promote evaporation of perspiration on the skin which has a cooling effect.

  • CEILING FANS are effective for moving air within a room and whole house fans can do a good job of keeping air moving throughout a home. Thanks to the ENERGY STAR program for this chart

Ceiling fan blade spans range from 29 - 54 inches - the most popular being the 52-inch model. To determine which size you need, measure the room where the ceiling fan will be installed and follow these guidelines:

76 - 144 ft2 36 - 42"
144 - 225 ft2 44"
225 - 400 ft2 50 - 54"

Ceiling fans should be installed, or mounted, in the middle of the room and at least 7 feet above the floor and 18 inches from the walls. If ceiling height allows, install the fan 8 - 9 feet above the floor for optimal airflow.

  • Standard mountscome with a 3 - 5 inch downrod, which is the metal pipe that extends from the ceiling bracket to the top of the fan. Downrods are usually either 1/2 or 3/4-inch in diameter.
  • Extended mountscan be used to hang the ceiling fan at the desired 8- 9 feet from the floor for tall ceiling heights. Downrods can be purchased from 6 inches (9 ft ceiling) to 120 inches (20 ft ceiling). Check with the manufacturer or sales associate to determine the right downrod length for you.
  • Flush mounts anchor the fan directly against the ceiling. Most standard fans can be installed as a flush mount however, many manufacturers sell "hugger" or "low profile" ceiling fans that are specifically designed for this purpose. Hugger fans are ideal for rooms that have ceilings under 8 feet in height or in situations where a fan with optional light would hang down too low. Hugger fans will not move as much air as a regular fan because the blades are closer to the ceiling.
  • Sloped mounts are used for angled or vaulted ceilings.

ROOF TURBINES are lightweight spinning vents that suck air out of your roof cavity. Waterproof and requiring no electricity, the roof turbine will spin in even very light breezes and most can also withstand hurricane winds. During summer, the space between your ceiling and roof can become very hot. Even if you have good insulation, some of that heat will make it's way into your home. This is an inexpensive, passive way to remove it so that the house stays cooler.

  • SHADE is always a good preventive option.Planting deciduous trees in strategic places to provide summer cooling is a great idea. All the better if they happen to be fruit trees so they can help with the grocery bill too! Awnings over windows and patios can make these pleasant places to spend time in the summer rather than a space to be avoided except in the early morning and the evening.
  • WindCatcher is a traditional architectural device used for centuries in the Middle East to create natural ventilation in buildings. a windcatcher functions as a stack effect aggregator of hot air. It creates a pressure gradient which allows less dense hot air to travel upwards and escape out the top. This effect is  compounded by the day-night cycle mentioned above, trapping cool air below     They may be designed to be uni directional, bi directional or multi directional. In many cases they are as beautiful as they are functional.

    When coupled with thick adobe similar to the kind we have here in the southwest which has high heat absorption qualities, the windcatcher is able to chill lower level spaces in houses in the middle of the day to very cool temperatures. Ask anyone who has stepped into an old adobe building in the middle of a summer day and wondered why they felt like they should have brought a sweater!

I love the whole processof discovery and stewardship with eco-friendly investors and buyers and those who are determined to take good care of nature here. I love watching my clients' eyes light up when the land calls to them.

Asheville "Scene " Around Town Photo Series-Rock Climbing

 I shot this photo of a spectacularly determined "adventurer" in the Asheville area mountains as we were heading out for a picnic not long ago. Talk about Rock Climbers! Here is one rock climber I will not soon forget.
