For anyone looking at loan modification and/or mitigation, whether you live in Asheville, NC or Anytown, USA,  a gigantic hurry-up-and-wait process is certain.  You rush to get all the required paperwork together, and then to send it off "post haste"... You dash to meet advisors with pertinent information, and  then slowly, slowly  try to make sense of that information.

Somewhere along the way you discover that there are tens of thousands (and more) people trying to do just what you are doing. The loan people don't have the software they need to expedite the stacks of files accumulating on their desks. You don't have what you need to help out.

S T R E S S appears in every corner of the experience. As a result, I have been thinking about de-stressing...seeking simple and effective remedies to counteract frenetic goings-on. As luck would have it, just last week, while doing one of my  HOME-spun Videos©  at Creston Eco-Community in Black Mountain, NC, , I found an unexpected and immmediate remedy for stress.  Watching the antics of this Mountain Cat  I caught in this 30 second video may work for you, too. Have you ever done that? What made you decide that the information in that particular email was worthy of the inboxes of your family and friends?

Value, a thought, a feeling to help them live better, have a better day.

What type of message do you send to your prospects and clients? Does everything you send, relate to who you are and who your brand is?

Many of my students ask about "still" using email. Social media seems to replace some of their existing prospecting, which is great, but I say, don’t leave email totally behind, have a plan.

Think about going through your database and looking at your top 50 or 100 contacts. Then assign a recurring task with them 4 times a year. Then, before you start the day, don’t open your email until you have checked your “tasks” and every day pick 5 contacts to either email, facebook or call.

What can you email?

Think about emailing one of your blog posts that is interesting . . . As you know every blog post has its own website, so just write 25 words about it and then put the link.

  • Email links to interesting articles from your area
  • Email links to photographs you posted on Flickr about your community
  • Email links to videos you post on Youtube about events in your community.

Mountain Homesites & Magic Rains - The Creston Preserve Series

It has been raining magic in the mountains. Tall pines and rising peaks are mirrored in sparkling rivulets along the roadside.

I followed their trail via North Haven, the gently winding way leading to the cabins at Creston Preserve, (see photo) a conservation-oriented community near Black Mountain, North Carolina.

I had returned this day to do some photography for one of my clients who is looking for an extraordinary mountain homesite close to nature and wildlife and mountain trails and waterfalls.


Extraordinary: At Creston , an environmentally-sensitive community,  my clients will find thoughtful planning that compliments nature's beauty.

 

There is a vibrant feeling, a magical "aura" here.  But the rains--the colors, the scents, the sounds echoed and wrapped in brumous veils-- seem to intensify it ....In all of this, between thunderclaps and cloudbursts, there is welcome shelter at the community's *eco-friendly clubhouse where, in a steady downpour,  I retreated for good company with the neighbors.

*Rain Chains: The community clubhouse employs attractive alternatives to downspouts,widely used in Japan for hundreds of years,not only can be used to  harvest rainwater for future use, but can captivate an unsuspecting passerby with the dance and the music of the rain .

Asheville's Environmentally Friendly Creston Preserve (series) : Mountains and Trails

I've been out on the trails at Creston Preserve this week, reporting in almost daily with short posts and from my little hand-held camera.

I figure that's a good way  for you to see a  "down-to-earth" vision of life in the mountains near Asheville.

Creston is an eco-friendly development whose thoughtful and thorough protective covenants and design guidelines  preserve mountain views, natural splendor, and visual harmony.  

To me being environmentally sensitive makes sense since North Carolina's ancient mountains are treasures.  Two main crests- the Western or Unaka Front along the Tennessee-North Carolina border and the Eastern Front in North Carolina-remind those who live, visit and relocate here of this each day.  With a number of "cross ridges" between the two main crests and subranges ( Asheville area's Black Mountains, and  Mount Mitchell at 6,684 feet -see earlier video ) there is plenty of adventure for trail hikers of all levels of accomplishment. 

I am attracted to the trails at Creston-miles of them, some leading right to Catawba Falls!

And I am attracted, as well, to this eco-community's  environmentally sensitive home design guidelines because they help to maintain a sense of visual harmony between homes and the natural environment. Look for photos soon to see homes inspired by the Craftsman, Bungalow, and Post and Beam styles. In the meantime , plan to come for a walk with me on this trail ! Creston Preserve - The Mountain Views in Late Summer

I've been vacationing near home this week. I am adventuring in conservation areas--looking for wildlife (small varieties! -- like the wild turkey who crossed the trail today)--and ready for great photo opps. Today I am out at Creston Preserve. Three reasons I like it here...besides the peaceful atmosphere??

    Short Sales......LEARN, KNOW AND GROW!!

    Hi folks. I hope everyone is having a great Labor Day. Today I want to talk about Short Sales. Big surprise right? More specifically I want to talk about the tools available to help you if you choose to handle Short Sales.

    Whether you are on the listing side or the selling side you need to understand how Short Sales work. You need to have “insider“ information and support from your peers if you want to weed through the jungle that is Short Sales.

    I’ve been debating with Richard Weisser on his recent post. His post and many of the comments are all about blaming the lenders for the difficulties in getting Short Sales approved and closed. I actually agree that the lenders are part of the problem BUT I would much rather put my efforts into trying to find a solution or a “work around” than waiting on the lenders to come up with a better system.

    I need to find a “work around” because if I don’t.....my Sellers will be foreclosed on. 

    One of Richard’s complaints is thatA 5th grader knows how to write a checklist. You would think that a bank that was gifted 25 billion tax dollars could hire one to create simple directions for sellers

    Richard feels is it not our job as agents to put together short sale packages. After all “we are NOT loss mitigation negotiators by trade. Nor should we be. We are form fillers and order takers, and many agents are very good at that.”

    Now folks I want to say.....I like Richard. We actually agree on most things and Richard is certainly an ethical and honest Broker. BUT, in my opinion, he is dead wrong in this case.

    First....I completely disagree that we are “form fillers and order takers”. Personally I am far more than that. I found that statement very insulting.

    And, as I have tried to explain over and over again, most of the big lenders DO have check lists and forms for us to use. They also have instructions for the sellers and their agents. All the agent has to do is ask. But of course.....the agent has to KNOW to ask first.

    Anyway, I didn’t write this post to give Richard a hard time. I wrote it to share. To hopefully get you to understand that you do not have to go it alone. If you want to do Short Sales then LEARN the “work around”. Don’t wait on the lenders to change their process…..change yours. GROW as an agent.

    Asheville's Labor Day Butterfly

    What better way to engage your energy on Labor Day than to head out to the mountains near Asheville in search of a worthy enterprise. For me, today that included a hike at Creston Preserve and the less strenuous pursuit of a beautiful blue butterfly who turned out to like the camera. Happy Pursuit for me...and I hope for You, too!

    Since its creation, North Carolina's Natural Heritage Trust Fund has contributed almost $300 million through over 400  grants to support the conservation of approximately 300,000 acres of North Carolina's most significant natural areas and cultural heritage site including: 

    •·         Lands that represent North Carolina's ecological diversity to ensure their preservation and conservation for recreational, scientific, educational, cultural and aesthetic purposes;

    •·         Additions to state parks, state trails, aesthetic forests, wild and scenic rivers,
    fish and wildlife management areas

    As a Land Specialist brokering lands for family legacies here in the Asheville  Western North Carolina Mountain area, is the granting of funds for land acquisition to the Division of Forest Resources.

    "janeAnne, You know me--there is no better place to be than outside the box! I believe that the desire for consumption and conformity is part of what drove us into this corner and getting out of it is going to demand a change in perception and perhaps even a major paradigm shift.

    1. Shared housing options might start to be an option for those with large homes- whether it is a form of co-housing or taking in a boarder or using an extra bedroom as a mini B&B.

    2. How about looking for someone who wants a vacation or retirement home in the area but has no plans to move soon and would consider a lease back? That would still be selling but at least you would not have to move right away.

    3. Give your house to a charity with the stipulation that you have a lifetime occupancy - I'm just thinking here but I know there are ways to do this and people do it all the time- the tax implications and details might or might not be a nightmare but this is a brainstorming session isn't it?"

I would like to see more people get a tax credit to finish their basements and so long as they are safe, convert them to living spaceto accommodate those who can rent the space and help by paying rent.. thereby increasing the income stream.  JOAN also noted...  "When a condo is involved... there may be other "lienholders"  eg. the association... and all lienholders have an interest in the property which must be addressed.

    6. Using the Cash for Clunkers model, we the taxpayers provided a "loan" to homeowners (like that given by us to Banks, but much smaller, of course.) This "loan" could 

    a) be paid back over a number of years
    b)  bring homeowners who had had a history of regular payments current with their mortgages, and
    c) incorporate a reduction in interest rate so that an automatic loan modification was in effect.

    8.  Homeowners who have Genworth's private mortgage insurancemay find it easier to get help for a loan modification or refinancing under the government's Making Home Affordable program. Genworth is reaching out to homeowners who may qualify for the program, offering to help them complete the necessary paperwork and send it to the servicer for approval. And when it comes to Home Affordable refinancing for loans that have private mortgage insurance, the cooperation of the industry is key. Here's the link for further INFO.

    9. One option we have on the lake is renting your home out as a vacation rental in the summer when you get the same amount for a monthyly lease year-round for a week.  That is enough to hold my friends through the rest of the year!

"...homeowners need to start fighting back when someone is trying to take their home by foreclosure, especially since an overwhelming percentage of mortgages granted over the last 3 to 5 years have been packaged into securities and re-sold and re-assigned numerous times since the inception of the borrower's original note and mortgage. In some states, homeowners have better than a 50/50 chance of being successful in defending themselves against a completed foreclosure...."

Up to 125% LTV Going To Be Possible The HARP program is opening up the guidelines to allow you to refinance your first loan up even if it represents up to 125% of the value of the home.  This change is coming in October of 2009.  ... visit one of the two sites listed below and determine if you have a Fannie Mae or Freddie Mac loan.  ...Borrowers can determine whether Freddie Mac owns their mortgage by completing an online form at http://www.freddiemac.com/mymortgage  and Fannie Mae's loan lookup tool is located at http://loanlookup.fanniemae.com/loanlookup/

    13.Banks could help by leasing a home back to the Owner rather than foreclose on it. We would like to see special provisions that they could allow a re-do on the original loan as well.
