EcoBling - Debunking Myths About Green Homes in San Antonio, TX

I'm presenting facts from an unbiased LEED Architect to get us thinking about Green Homes in San Antonio, TX & our role in home ownership and it's cost. Peter Pfeiffer seminar notes from TAR Convention September 12, 2011

Interesting Tidbits:

98% of home builders don't have ANY Environmental Building Science background - aka Green Homes in San Antonio, TX.

Why?  Most are business people who didn't come up through the trades like they did prior to the 1980s.

Home building ownership costs seems to be STUCK on $/SF - a result of the Texas Savings & Loan crisis in the 1980s.

The MISSING factor is cost of ownership OVER THE HOLDING PERIOD - length of time you own the home Therefore, to not consider the cost of maintenance is short sighted and just not an ideal situation.  Some how over time we as consumers became focused on the cost of acquisition and not the cost of ownership.  Then we wonder why we have dilapidated homes. Instead, we could have Green Homes in San Antonio, TX.

One way we can reduce the cost of ownership is to install long-term features instead of short-sighted features.

Metal Roofing can reduce energy use 20-30% (compared to composition shingles) but last 100 years.

Moving every 5-7 years is a myth - it's a statistic NAR uses but is derived from the mortgage industry.  There is no distinction made in this statistic between buying & refinancing.  Maybe if folks are going to live in their home longer than 5 years they should consider renovating with long term ideas and promoting Green Homes in San Antonio, TX.

R Values are bunk!  If you live in a cold weather climate then increasing your R-value makes sense.  But in hot climates like Texas, why do it?   Would you wear a big parka in these climates? The only place where it makes true sense is in cold climates, and in the attic.  Otherwise, just focus on keeping a tight seal around the house and attic to have a Green Homes in San Antonio, TX.

 

 

 

 

 

 

 

 

 

 

What are Green Homes?  They REDUCE consumption, IMPROVE Healthy Indoor Air Quality, & REDUCE your environmental impact (Global Footprint).

The ECO-BLING items would be in the top corner ie solar panels, wind turbines, solar powered attic fans, geo thermal heating systems.  

 our friends at UrbanDictionary.com say Eco-Bling is a Generic name given to ecological technology or gadgets that cost an amount of money that you will never get back in terms of energy saved or produced.

"simply adding thicker insulation to this building will save a lot more money than the proposed eco-bling stuck to the outside."

 

WHY ARE YOU GREEN?  Do you want to save money? Do you want to live more comfortably? Are you a Tree Hugger?  Are you techy?  You see, everybody has a different reason for being in the green market and because of the vast differences in the reasons there is no one right solution. As a Green Realtor I have a duty to inform you that going solar is not going to give you a ROI according to the specs.  But it will put you on target with your goal of saving our earth's natural resouces.  Am I making sense yet? 

Here's another way to look at it, if all your client is concerned with is asthma then your focus should be on organic cleaning detergents, low VOC (volatile organic compounds) paints and adhesives, ceramic flooring instead of laminate flooring, but definitely not bamboo. 
 
If your clients focus is to save money then start with tightening the envelope, add some trees, awnings, put some solar shades on your windows, check your air ducts, & change your light bulbs. In his case, Peter's, he also bought an $89 pump replacement for his pool and changed the cleaning settings to 50% of occurrence and it saved him 40% of his electric bill (pools are expensive to maintain).

Focus on what is important to you and stick to that.  For me, it's minimizing the global footprint.
