Asheville Land Broker - The Stories and Acreage Sales
As you may know, dawn's soft light provides an exciting moment for taking photos. It’s also a good time to scope out acreage for sale near Asheville, N.C. - So, with an adventurous early-rising land buyer-investor at my side, we rolled down a highway where dark-blue mountains fringed the fifty-shades of-pink skies.
(photo-fifty shades-of-pink skies)
On our 20-minute drive, we talked about 1031 Like-Kind Exchanges, taxation, estates and inheritance, environmental ideas and concerns, natural resources, the good thing about water on the land, conservation easements, soil and water quality – then on to septic permits and surveys - and financing, building on the land, loans and mortgages and legal questions about Land- boundaries, easements, right of way... There was a good bit to discuss including an Offer to Purchase and Contract Land.
As a buyer-investor in 20+ acres you may choose to position
the investment in a number of ways
1) You could add it to your investments with the idea of a 1031 Exchange.
2) It could be your prized find for a second home.
3) It could be the perfect Family Retreat -sheltered yet with distant mountain views- with five eco-savvy homes and guest cottages.
Current 20+ parcels available- approximately 75 -
Asheville, Buncombe County, N.C. from $85,000 to over $3 million dollars
Reveries and Realities: By the time we arrived at the acreage, our buyer-investor could have imagined sunny views and land fed by a cool mountain stream, and embraced by big old shade trees who stood majestically around protecting an organic herb garden....and almost smell the sage and lavender. The neighbors in this eco-friendly development would come singing down the road to visit and share stories there in the garden.
Isn't imagination is a wonderful thing? (Can you imagine yourself here?)
SEE THE POTENTIAL! What we really saw on that acreage was pure potential, possibly only a Land Specialist might recognize (I’m smiling.)- The roughed-in driveway into the acreage nearly had disappeared under an intense bramble of grass and wild carrot.
(photo taken after we got the listing from FSBO and did some weed-whacking)
• Most all the acreage (almost 50 acres) was overgrown.. .hard to see the amazing view. In fact, you may not even be able to spot us out there past the grasses.... And P.S. -It's summer. Ticks, gnats, bees, and snakes could alarm my clients. (Ever wonder why Land Brokers do lots of business with clients in the winter?) While it might not be what we/I had imagined (YET), "magic" was here .“Let’s get on our gear, I said, “ARE YOU READY for an early morning hike?”
NEXT! Are YOU dreaming of a Family Farm
within Ten (10) Minutes of Downtown Asheville?
Dreams may come true with a very convenient to Asheville acreage that offers the flexibility of frontage on two roads. If YOU are longing to discover three (3) or four (4) acres with good southern exposure, a creek, winter views, nice woods (see photos) and a place for one or more families to settle this could be the one. If you love the idea of a home-based business, you could create it here. We know where there is a gentle knoll and the land that could be perfect for a mini-farm with some clearing.
