In Parts 1 and 2 of this series we took a look at Sellers who choose to put in about $3,000 in a cosmetic updates – i.e.  granite countertops,  stainless steel appliances, and a new coat of paint simply- figuring that potential Buyers simply  will “fall in love” . And we peeked at

Buyer’s Real Costs of  Up-Fitting an older home- noticing we might need to figure on a spending plan of somewhere between $ 50,000 to 100,000.

We asked (and thought it would be advisable) for both Buyers and Sellers to sit down to talk with local experts –such as the Asheville rehab experts we recommend here in Asheville— as opposed to  relying on data from an online source.

 

In Part 3—  The Real  Remodel Project: Gut Rehab we get a more specific as we consider what's on the table: Opening up floor plans can change the dynamics a whole building from HVAC to mechanical systems .(see graphic)

Sprucing up a place for sale is  a lot different than doing a serious “Up-Fit”  that includes framing, the dimensions of interior walls and chases, and the locations of bathrooms and kitchens, plumbing  and possibly a  more efficient building envelope.

Thanks Anna- While we love the idea of staging, you are SO right- there's a big difference when doing serious rehab in terms of costs...and even structural design.
