Yesterday I wrote about our "Green retrofit" in process, our Office Building here in Asheville, N.C. So I've been getting suggestions about what to do next in that process.
Seems as if all the Brokers are into creating a sustainable place for us eco-savvy REALTORS®! One suggested we start by painting the porches with Low VOC paint. Another wants a small organic garden in the back yard. Where to start? Where to start?
Being a Land Specialist, I pretty much know (or can refer to expert resources) what to look for in terms of a sustainability land plan-the botanical, wildlife, and natural community inventories, the Section 404- Wetland Delineations and Section 7 -Rare, Threatened, and Endangered Species assessments that may need to be performed, and how/if that can affect my real estate clients who are looking at conservation real estate .
I know that Section 404
- Requires permits for the placement of dredged/fill material into waters of the U.S.
- Also requires permits for any mechanized
- Land-clearing within wetlands.
"Waters" include: interstate waters,navigable waters, wetlands, stream channels,and open waters such as lakes, ponds).
But prioritizing projects when it comes to increasing the efficiency our Office building and how the site uses energy, water, and materials, and reduces impacts on human health and the environment, is a challenge. I know we must not be alone in this challenge. And that is not just an "Asheville-Thing."
So today I got wondering WHAT would YOu do "first" in restoring a 1923 Craftsman Brick Bungalow...?????
