SECTION 404. Do You Know About This?

LOW VOC paint on porches? Asheville rehabYesterday I wrote about our "Green retrofit" in process, our Office Building here in Asheville, N.C.  So I've been getting suggestions about what to do next in that process.  

Seems as if all the Brokers are into creating a sustainable place for us eco-savvy REALTORS®! One suggested we start by painting the porches with Low VOC paint. Another wants a small organic garden in the back yard. Where to start? Where to start?

Being a Land Specialist, I pretty much know (or can refer to expert resources) what to look for in terms of a sustainability land plan-the   botanical, wildlife, and natural community inventories, the Section 404- Wetland Delineations and Section 7 -Rare, Threatened, and Endangered Species assessments that may need to be performed, and how/if that can affect my real estate clients who are looking at conservation real estate .

I know that Section 404 

  •  Requires permits for the placement of dredged/fill material into waters of the U.S.
  • Also requires permits for any mechanized
  • Land-clearing within wetlands.
    "Waters" include:  interstate waters,navigable waters, wetlands, stream channels,and open waters such as lakes, ponds).

But prioritizing projects when it comes to increasing the efficiency  our Office building and  how the site uses energy, water, and materials, and reduces impacts on human health and the environment,  is a challenge. I know we must not be alone in this challenge. And that is not just an "Asheville-Thing."  

So today I got wondering WHAT would YOu do "first" in restoring a 1923 Craftsman Brick Bungalow...?????

•·  LEED, Leadership in Energy & Environmental Design, is the nationally accepted rating system for commercial and institutional green buildings. The program helps establish a standard measurement for green building. Contact the US Green Building Council for more information

•·  NC HealthyBuilt Homes Programis a state-wide residential green building rating program administered by the NC Solar Center. Homes receive a rating and certificate based on third party inspections. Contact the WNC Green Building Council for more information

Now I can say I learned something today. Wetland issues are not something I have to deal with here in dry Colorado. But now I have a clue what Section 404 is. A 1923 craftsman? Either a whole lotta fun or a lotta work. Great pix btw!

janeAnne, if only!  I was just in Pasasdena CA visiting my daughter and was able to drive by some of my favorite old craftsman bungalows.  I was impressed that their wonderful City Hall retrofit is LEED as well.  Here we have all new or newer homes and the biggest challenge is protecting Lake Norman so we have similar rules about dredging, 50' of natural area between the water and the house etc.  Progress but a long way to go!  by the way, Congratulations on being #1 in North Carolina!

I'm in the middle of rural Colorado spring snow dump. I must say that the little patio looking out onto the green of a southern lawn(the one at the top of your blog)is absolute torture.
