Lights, Camera, Action! Energy Efficiency Pays-Off for the Cast and Crew

 

 Lights, Camera, Action!

A number of real estate professionals actively have been joining the parade and acting on new information. The  stage was set and "the lights went on"  because they completed  ECO certification, a 36 hour hands-on course approved by the North Carolina Real Estate Commission.  That 36 hour course   makes it clear that sustainable homes reflect attention to detail which ultimately results in a top notch product in high demand by residential property clients.

As REALTOR® representatives of an "eco-savvy"  community, an amazing celebration of possibility unfolds as these professionals  become liaisons involved in an unique way with sustainability efforts.  I asked one such enlightened soul what he learned that could benefit his clients.

"We have learned about sustainable practices,  grants, wetland development, and reuse of materials. We have learned about energy and water efficiency practices and residential energy efficient design,  energy efficient lighting,  building envelopes,and energy efficient products...and much more that can really come in handy for the eco-conscious client," he responded.

"And how does what you have learned show up in a residential real estate transaction and pay-off for your clients? ," I asked

He smiled. " Well, on the residential side, especially with a trend toward green-built homes exploding in our area, and across our great nation, when we hear, ‘ I want to have an energy efficient home! I want renewable energy solutions and long-term minimal impact. I want green materials and a healthy environment for my family...'  I know what to do, " he assured me. "Energy efficiency pays off!"

For this REALTOR who is ECO certified, it was a real plus to know that the client he mentioned, who ended up building,  will save not only on her electric bill because her home is an Energy Star ®home,  but will also save on maintenance because of her choices in durable siding, decking, and roofing materials. The win-win-win continues when she saves  on water bills with low flow faucets and rain barrels, and her family breathes healthier air because of the fresh air circulation in the heating and cooling system and in the use of Low VOC  paints and flooring products.  

A green-built home generally is energy efficient,                         
has low toxicity materials, utilizes solar energy,
has little impact on the surrounding landscape,
and is environmentally friendly.


Across the country such homes are very attractive investments.
Here in the  Asheville, North Carolina real estate market
they are in high demand.
However, such prizes  may not be obvious to the untrained eye.                  
Take a look at one such home for sale in our area.

I asked the ECO real estate pro about this.

"Not long ago, " he explained, "  one of our clients whose main concern was an energy efficient home, built with energy conserving materials, an active solar heating system,  a hot water/ radiant floor heating system, a solar electric (PV) system, and a backup provided by a 96 percent efficient boiler, was having problems finding such a gem.  It was gratifying not only to know what our clients were requesting, but to know where to find it, and/or to be the resource for the  resources and all-important connections. "

I believe in this context WELCOME HOME takes on new meaning, one that benefits all concerned.

Sharon--Yes... and the concept that it is rewarding is one that may be missed. Thanks for pointing it out!

To know at the end of the week that we have done something that can contribute ina positive way in the Big Picture is so valuable. The notion that a million REALTORS could choose to do this, and what could happen as a result, makes me smile.

I really enjoyed this, janeAnn, given my interest. Helps to know so much more, and ponder the impact this can have. It is an issue that has been neglected in so many areas for too long. Now to find the time to take yet another course...I know I will but...

Thanks for sharing. There are some builders around here who are very involved in the greening industry, as well as some architects. I think we need to see more towns pushing for this type of building, adn perhaps offering incentives for people who do. There are some tax incentives, for example, for energy conservation and similar things.

I also just attended a water conservation training this week as part of the Eco-Certification. I thought this would be a little boring for 4 hours but I really learned alot especially regarding the newest ways to handle storm-water on properties both commercial and residential.

janeAnne, I have to admit I know nothing about "green houses". Fortunately by reading your posts I am learning more and more every day.

BTW, do you know anything about solid poured concrete houses? I looked at one earlier this week. Even the roof was concrete. About 8 inches thick with another 2 inches of Styrofoam inside. The builder said it would withstand winds of up to 300 mph and supposedly stayed at 73 degrees inside. I had never seen one like it before. Is this "green"?

Jeff...And the thing that is exciting to me as a REALTOR is how we can be of assistance in brining this opportunity for the triple win forward. It is not only empowering to us as professionals and individuals, but for those we touch. And it extends out into the community...and, as you menitoned the tax incentives are there...at least for 2007-2008.

I just heard today that the ice on the south pole of Mars has been getting smaller for the last three years.  I guess that that the Martians haven't heard of global warming or maybe our equipment that landed there causes global warming.  What do you think?

Bryant...I've been wrestling with answering your comment because, as usual, what you have to say gets me to thinking...and that generally leads to l o n g  responses perhaps better suited to a whole l o n g article. And yes, I could write a whole essay on the subject of poured concrete...both from a philosophical  and practical perspective.

I sold an incredible poured concrete home right here in Asheville a few years back. I went looking through my JPEG files to see if I could find a few interior/exterior shots to share because you might not imagine how attractive the interior spaces could be if you only saw the exterior...although the folks  who built this concrete structure had invested in exterior landscaping that softened the shape and made it attractive...

... From the "sustainable building" perspective , I really like these qualities: durability, resistance to heat, fire, water damage, termite and carpenter bee infestation, and wood rot, and that they are/can be energy efficient.  Having lived in Florida and having experienced a number of Big Hurricanes, I wonder what the experience would be within such construction. I wonder if you would be able to share some of what you heard from the contractor in one of your articles...and be sure to let the ECO-ALL-STARS know, please.

And yes...because of the features in bold (above) I would say this has "green" power.

Hi janeAnne,

As yu know, I read your BLOG every weekend. I am looking for investments in the residential markt that make sense and you are reallyhelping me educate myself. When I looked at the photo where you asked  if it was a "gem" or not, I couldn't tell if it was just by looking at it. Maybe that means that green-builts can be attractive.

John...Appreciate your reading! I think that green-built or healthy built homes are every bit as attractive, and even MORE attractive than some of the other properties available on the market. There has been a perception ...maybe in years past...that such homes were created for granola muffins by granola muffins...but that is not an accurate perception.

Stefan...Like a bud about to bloom, the eco-friendly market is full of potential right now. As real estate professionals, this is a "good-thing" to know. As a concerned person, I am thrilled to think that my family and I can live in a healthy environment in a home that is non-toxic and will be around a long, long time from now!
