Opportunity Knocks, A Little Humor, A Little Rant on The Life and Times of REALTORS® and Our Clients

 

 

He opened our office door, stepped inside. The day was typical for Asheville, N.C where the real estate market is strong, and so are the people. The River was shining. A day created for possibility.

 So why was this person looking as if he had been pecked by a family of hungry woodpeckers? He started right out,

"What do you guys do all day, anyway? Sit around and wait for someone to walk in the door? Show him one house and collect a huge commission?"

I thought to myself, "WOW! Poor guy. He doesn't have a clue, or else he has been disappointed in the past."  I said, "You know what, how about if you spend the day with me and find out for yourself what a REALTOR® does? Let's make an appointment for next Wednesday...I'm booked until then...and by the way...my nickname's  Green-O-Lina, what's yours?"

"I'm John," said he. "And you're on, Green-o-Lina."
 Was he ever in for a surprise.

 

 Over the years, I've asked myself how to make the most meaning of our real estate practice here in Asheville. We talked about it and chose  "Do well while doing good," as the firm's motto. Our mascot is the Ivory-Billed Woodpecker,thought extinct,re-discovered and now the symbol of a second chance  and conscientious stewardship. Maybe all the guy needed was that second chance to find out for himself that REALTORS®  are involved in work and value-creation. REALTORS® play an important role when it comes to our clients. So much goes on behind the scenes from which our clients may benefit, but may be unaware. Take for example this month's meeting here in Asheville of REALTORS® who hold the ECO certification approved by the  North Carolina Real Estate Commission, where were were hard-at-work behind the scenes. Aware of the trend toward consumer interest in LEED certified  green-built homes, we were preparing not only by educating ourselves, but by making choices in terms of how to share the benefits with our potential clients through public education.  Aren't we all  looking for the win-win-win situation?

But back to my surly visitor.
Little did he know that he had met a Land Specialist...
a Green-o-Lina.
..from Carolina!

Wednesday arrived, and so did he. He was smoking a cigar. I told him ..."No smokin' in the car." We had to go visit a surveyor, the appraiser, the environmental scientist, the 30+ acres we were in the process of due diligence on, and that was that. No smoking if he was going to ride with me. He smiled, tossed the cigar and climbed into my fuel efficient vehicle.

"I thought you sold houses," said he.
"Oh, from time-to-time, " I replied, "but mostly we work with large tracts of LAND."

" By the way," I inquired, What  "kind" of land would attract you? Agricultural land? Rural land? Urban land? Because today we are going to cover about 300 miles and see a working farm,  a co-housing development in progress,  a sustainable eco-village, a horse farm with  beyond-belief trails,a nature-education center, and end up on a small plot of urban land where construction is on-going on a  "green" office building."

With one of my famous Green-o-Lina grins, I added, " Whatever attracts you, by the end of this day, I bet  you will say you have paid your dues, journeyed many miles,  and have a new appreciation for what REALTORS®  do for a living."

Here's what I think: REALTORS®  get it! We know that change is a constant..possibly even more so these days. Like the cycles of life, change happens. Relocation. Retirement. Moving on Scaling down. More and more people see a trend happening. The changes may be subtle or not-so subtle, but they impact the way we perceive our surroundings, and ourselves in the context  of opportunity.  Opportunity Knocks...if we take the time to gather insights from first-hand experiences, and are willing to learn along the way.

Hi Sharon...you asked about his comments...so here they are, loosely quoted

At the beginning and into the first hours of the ride:

1) this is awful steep!   !!!!     (from narrow road with ruts on ridge overlooking valley at 4,00 feet)..
YEEEE--IKES!!!

2) I can see where this co-housing thing could work for my Folks

3) I never knew there was a place where you could live on 2,000 acres that was always gonna' be that way and keep your horses right by you. What's it called again, a Preserve?

4) You don't even use a GPS System. You must be really familiar with these back roads. 

Later on:  When he and I got to laughing and he became a great side-kick...

1) I couldn't believe that environmental scientist and you climbed down in the septic pit , good thing I was there to pull you out ..[we could have climbed out on our own!, honest]

 2) How much gas does this car use, anyway? I like it. I like it.

3) What was that you were telling me about the Ivory-Billed Woodpecker and second chances? 

After the ride:

I forgot: things we do for our clients. Add trail blazer, how many basements have you had to walk into first - ahead of the buyers. Remember Monikas blog about the old house and falling thru broken floor boards and the animal in the house? Or walking corner to corner in creeks and what ever to show property.

Adding to the list of things we do behind the scenes....trail-blaze..walk the land from creek to creek, (from Dena) brave the snakes, gnats, chiggers, ticks and bears (I put this one in)...check out "as is" properties ...and (from Ginger) ...prepare and offer Relocation Packages...Give out Coupons for discount meals...

Cover the phones, cover for other Realtors, attend networking meetings in order to promote the clients listing, drive across town because 'somebody' got locked out, continuing education, blogging, web sites.

janeAnne, Very well written. I guess this guy had his eyes opened that day. It sounds like you may have exhausted him as well. Heck I'm exhausted just reading about your day. 300 miles!!! Holy moly! I'm lucky id I drive 40 or 50 on a day out with business. Good thing too, since I drive a gas hog(Ford Expedition)The advantage of working a very small market of track housing.

Masterful post, janeAnne. Now someone without a clue has a clue...lots of them. Great story. I ahve a long list of Things a REALTOR Does for Buyers and one for sellers that I use iwth first times, part of my pre-listing kit, etc.

John T. Most of the brokers who work with me are open to taking time to get to know people in the community. We really try to live by our motto, so that means listening to what is being said and what is NOT being said. We all have difficult days and difficult times. This was the story of one difficult situation that turned out to be a very positive experience. Thanks for your note.

I'm not a Realtor butI would like to add something-to your list. It comes form personal experience. I'd like to add generosity with time and educating the novice buyer. I know-because that is what ou have done for me. I'm not exactly like the guy in your strory, but I could have been if I hadn't had the good luck I have had.

Before I became a REALTOR I was an investor and I thought the same way many clients think. That their REALTOR is on call 24/7. And my REALTOR did provide me with a baby sitter when I needed it. And purchased a property for me while I was out of the country and did put me up at their home when my new home was tented for termites. Of course clients think that way. Until we show them what we do to earn our money. I love your term "Value Added". We do add value to our interactions and transactions with our clients.

janeAnne -- This is a great idea.  Sometimes we do our jobs so well that our clients do not have a clue how we have assisted them -- nor are they aware of all of the work we do for them.  I will have to suggest this approach to the next doubter!

Sami...I grew up in the ral estate business. My Dad, the consummate professional REALTOR, a million-dollar producer when homes sold for $20K, taught me what his day was like by letting me ride around with him to see all his listings and then guess what the asking price was. Still, I didn't realize until I entered the business, just how complicated this service-oriented business IS! That's why I write a lot in praise of REALTORS.

 

 I f you'd like to add a service to the list we have going, I'd love to see it.

JaneAnne: I have driven 20 miles one way each time anyone wanted to show the listing so the client did not have to put their rottweiler in "doggy day care" :)  I guess what I am saying is add pet sitter to the list.

Kindness, patience, good humor and generosity with our time. These are all valuable attributes for  a REALTOR. And we must remember that we need to take the time to replenish our own inner wells so that our resources are available to ourselves, our families and friends. For me that includes time connecting with nature. Whether it's a walk in the French Broad River Park or through the Arboretum. Those are necessary to replenish my own resources.

Machete through acres of forest...

Flood your email box with information to help you make the right decision...

Tread through acres in the pouring down rain...

Insulate your exterior water lines before a freeze if you are out of town...

Paint, Dust, Mop, Yardwork...

and yes..windows if needed.

I know I can think of more.  This is all personal experiences for me.  :)  Change lightbulbs, buy air freshner to help cover a "certain aroma"  LOL.  Pet Sitting...I could go on and on. 

I think this post should be brought back to the top of the dashboard.  ;-)

Appreciate your extended list...add to that...refer clients to susper-stagers and then be there with the stager at the listing while the seller is out of town...install timers on the lights to give a vacant property "life"...and sweep leaves.....and make sure the necessary paper is in the bathrooms...
