Here is a chart that compares residential sales in Asheville this time last year to sales in 2007. You will note that although fewer homes sold in 02/2007 than in 02/2006, the price of those homes is higher, and the days on the market, less. There has been some confusion about how strong our market is. It is very strong, with the sales price of homes running very close to the actual asking price.

Appreciation ...Annual appreciation rate for homes in the Greater Asheville area was up 12.5 percent in 2006. The data reflects same-home sales information collected by the Office of Federal Housing Enterprise Oversight(OFHEO).   

 The Asheville appreciation rate tops the nationwide pace of 10 percent and our area's appreciation rate ranks 83 among 275 metros across the USA.

Well thank you for the update, we were considering moving to Ashville over a year or so ago.  Decided to come back to Indiana, my home state.  Looks like we made a good choice from your statistics, prices for homes here are way less. But we love the area in Ashville.   I think things are going to do nothing but keep climbing on prices there.  Great market.

Your info is a little dated. Have any stats since Feb.? I am an investor and right now am on hold, waiting to see what is going to happen. I have noticed many builders are slowing down also. Buyers are a little over cautious? I think we are headed for a buyers market with plenty of foreclosures, etc. Just not sure when this will happen. Have any stats on foreclosures? Thanks for the information. Very helpful

I will be updating this market report in the near future...as soon as I can find time. We are very, very, very busy here in the Greater Asheville area. it seems that we are on the Top 10 List of every eco-friendly investor in the USA...and offer such attractive viewsheds and cultural, medical and entertainment amenities that we are NOT experiencing a down market...If you are on hold when it comes to Asheville...you may want to reconsider! (I'm smiling)...and possibly invest in an eco-subdivision...

Good subject for a post to your BLOG!..Our MLS has several ways we can point to healthy living spaces...we have the Healthy-Built Home category as well as Energy Efficient...passive solar..and we are working on defining other categories through our ECO task force at our Board of REALTORS.

We changed MLS services about 2 years ago and lost the one option we had. Voyager use to let us mark if a house had an energy star. Now Realtors are green washing in their descriptions because they don't know anybetter.
