Stormy Weather and My REALTOR® Still Stands Tall in the Field, (Part 2, Balance. Stamina)

Snow flakes are flying north-to-south across the wildly bobbing heads of the daffodils as the mountain wind roars ferociously down the ridge by my home office this morning. Stormy Weather. The scene is both powerful and empowering as a reminder of the life of a  REALTOR®, where, even in  "stormy weather"we brave the elements to come to a happy closing event.  Our impact in the role  of problem solver   can provide  the "shelter" of balance and endurance through the turmoil.

This morning, as the wind howls down the mountain ridges and over craggy cliffs, I'm wondering if, when we  approach our  work  from a "Yin/ Yang"  attitude, (see  Taijitu, the traditional symbol representing the forces of yin and yang)   the stabilizing effect is  as powerful as the storm itself.  When we

Respond with lightning speed
Listen
Communicate
Offer solutions

we create the safe harbor for the transaction for all of us.

I said in Part I of this series,  that if we could do the above successfully, we could stand tall in the eyes of our clients in the ever-changing field of real estate. So I am writing this  follow-up article, on this Spring day full of cold winds and pure potential to look at the parts  balance and "non-athletic endurance"  (both of which are essential in the life of a REALTOR®) play in the seasons of our practice.. ..

For me,  real estate professionals "walk through the storm" to the  point between two opposite forces, with a challenge to be neither overly controlling nor too disorganized. This is the very crucial spot at which the virtues  of personal character, inner strength and integrity work to transform trouble into  possibility .

So -  Balance,  that point, according to Wikipedia,  between two opposite forces, (for example,  Law and Chaos) that is desirable over one state or the other. Sound familiar? Is that because you and I deal with that particular challenge almost every day?  It could be the source of much stress. And some great stories!  One of my favorites that highlights the challenge,  comes from our own Bill Westel . In his article Almost in the Doghouse on This One Bill tells how two doghouses created tense moments...and how he kept his cool!

BILL'S TALE OF TWO DOGHOUSES

"I wrote up a number of items but did not include on the list two old dog houses in the back yard. The couple did not own dogs and were not planning on getting any in the future so I understood why these were not included. After our offer was accepted, the listing agent, also seeing that the dog houses were in the contract started to figure out how to get rid of them. The day before closing she calls me somewhat relieved and says that she has gotten a neighbor to agree to take them. I inform my clients about this since they had included a removal of debris clause in the contract. All of a sudden the husband decides he wants the doghouses! I explain to him that they are not in  the contract and that the listing agent has been working feverishly to get rid of them. He understands but is upset. The morning of closing I get a long email from the husband explaining why he believes he is entitled to the dog houses including a phrase that he actually factored them in to the value of the property when he made the offer to purchase! "   asheville real estate pro stands tall in field

Bill is  a balanced kind of guy. He called and talked with his client,
" explaining what I had gone over the day before and then discussing with him about how nervous he was feeling about closing on this property and some of the issues he and his wife would be facing becoming landlords for the first time in their lives. That took the dog house issue off the table allowing for a smooth end to closing day."

The everyday challenge of the REALTOR ® is to keep Balance alive and well. We are liaisons in a transaction process that minimizes the negatives of both, and comes to a happy close.

Some say this work requires sustained patience.

REALTORS® who "stand tall in the field" need an on-going tolerance of stress .
I call this stamina, the kind of  emotional discipline, on a large scale,
it took a whole group or REALTORS® to demonstrate when we came together to help out with the aftermath of Hurricane Katrina, that makes me feel proud to know members of this community, and the kind of stamina, perhaps  less recognized, that real estate professionals practice every day.

Now if that doesn't strike you as virtuous, I can understand, but still I say three cheers for REALTORS® for a very worthy "practice"  that could be the very essence of what makes a REALTOR® stand tall in the field....even in stormy weather

How wonderfully you express your well-to-be-listened-to points.  Character is made from stressful moments and how we respond to them, not just what we think.  To stand and be counted, face circumstances and realize that an individual's single response can affect  the impression of an industry is each business-person's responsibility!  Great job, JaneAnne!!

Hi janeAnne~

Where was your article when I needed it. After sixteen years in the real estate Land brokerage business, I thought I'd seen everything. The last three land transactions I have been involved in had multiple offers. Two of them had three. One transaction was my listing and the other two I was a Buyers Agent.

Having multiple offers has always been stressful because someone looses and of course it is your fault that their contract was not accepted. There are a few people that will not speak to me because they lost the property.

I have found that good solid communication during these times amongst all parties will help alleviate some of the emotional stress. Immediate responsiveness is also critical. Keeping the emotion out of a business transaction is essential. Never take it personal.

Just remember we are professionals and being so requires solid ground.

Your are the best janeAnne~

JaneAnne,

This is a great idea for a post, and an Oh-So-Important topic of discussion.  I have seen this with most buyers.  There is always the cold-feet scenario that we need to pull them through. This is I think one of our biggest responsibilities, and how we can best assist our clients.  Helping them to walk this sometimes scary journey.

As a 6'6'' tall breather of less oxygenated airs than most of the rest of you AND having braved these severe winds driving from Asheville NC to Wash DC to deliver my wife to her final doctoral viola recitals...I can relate to this janeAnne.

Now- if the pianist's flight is not delayed from this insane windstorm...Gina was a ball of stress and your write up helped me say ' baby, your's is only to practice and play.  Worry does not get the final recital complete and so just make a like a kite and ride this wind like a bird and sing even if the wind drowns you out.

And as a recent buyer of 35 acres then seller of three small lots (sharing the reaming 25 acres as our common land and being able to practically chose our neighbors) I can relate to this all too well.  In a nutshell, we're all basically so spoiled that something so small as doghouses (or in our case - covenants that do not allow outdoor cats among other enviro-friendly measures) is really peanuts in the big picture. We make the biggest deals now out of the smallest things.  Just blow with this wind - ride it out and you'll find you've arrived at an exciting new place.

Our experience of luxury (root word "lucere" / greek meaning "shining, radiant, light, golden" - has really put us at the opposite end of its true meaning - we're not really even happy with all the luxury we have.  So - just Re-lux - re-lax!  Shine and radiate.  Ride those winds. It'll be OK.

It is so true,a tollerance of stress connot be understated.Stress is a palpable vibe and one people can and do pick up on. Often in this modern world stress is so hard to control, but if one emanates a sense of calm others can resonate with this state of mind.

Very well written janeAnne. Any one can sell a house. Keeping folks focused and addressing their concerns in a way that makes them feel their needs are being met, is an art. The dog houses were not the issue. The issue was the buyer's stress and his rethinking his decision to purchase. The dog houses were just a convenient way to express his other concerns.

You write: "...blow with this wind - ride it out and you'll find you've arrived at an exciting new place."   As a recent investor in land and eco-development, you would know! It is quite a process from start to almost finish (is it ever finished?)...complicated, intriguing, and an adventure all the way!

You commented that stress is a "palpable vibe" and seems to be contagious. Thanks for getting that out of my article. Keeping our balance during the "storm" is a gift we real estate professionals (any one) can give to all concerned.

JaneAnne - Tremendously good post. It's amazing how the right words can find one at just the right time. Recently, I went through one of the most harrowing deals ending in a 4 hour closing last week. I now find myself representing buyers and we are in a competing offer situation. I am standing tall in the storm. I love helping the clients through the deals and relieving their stress. Now, I'm focusing on balancing my own levels of stress through these difficult transactions. I appreciate your words of wisdom and will take them to heart. Thank you for your insight!

janeAnne, Love this post! .."reminder of the life of a  REALTOR®, where, even in  "stormy weather"we brave the elements to come to a happy closing event. "

As a former Pediatric RN, I find that I use as much,if not more, psychology in my real estate as in my nursing career! The stress level in selling a home is right up there with death, divorce, illness etc. You never know how or when the stress will manifest itself. We have to be on top of it and understand the mechanics. A good book that was written by Murray Kappelman,M.D.' Signals What Your Child is Really Telling you", helped me when  dealing with children and I use these same principles when dealing with the various people involved in the  transaction.

As I read your comment, I just "knew" that you are the kind of buyer's representative I would choose to help me navigate through a very challenging process full of intricacies and innuendos...the kind who would stick it out through the Storm. Thanks for your kind words and for hearing my message!

When you mentioned, "The stress level in selling a home is right up there with death, divorce, illness etc. You never know how or when the stress will manifest itself. We have to be on top of it and understand the mechanics..." I nodded my head in agreement! The point at which we find our clients is...in one word..TENDER..their vulnerable undersidesare visible their lives in transition, for most of them, the largest investment they will ever make is at stake... Being able to bring change with compassion and keep the equilibrium is (as Bryant said in an earlier comment) an art form!

I am noting your book recommendation: Murray Kappelman,M.D.

My brother is a storm chaser in Oklahoma.  He is also a judge -- I have learned from him to help people chase their dreams, but also have balance as they go through the process. I work only with buyers  and I always meet with them and talk about the process, their expectations and fears.  I have found that this time is well spent .. and that way I don't end up in the dog house.

You have an interesting brother!...possibly  contributes to why YOU are so interesting, eh? When you commented that your brother" opened an understanding of how "to help people chase their dreams, but also have balance as they go through the process..." I imagined that storm-chaser on the scene. That of course reminded me of the "heart-Full" real estate professional, although I had never thought we were like storm=-chasers until now!

I had to laugh when I read your comment about standing in a "mine" field! Not sure if I'd want to be in one, much less standing tall in one...but the point you tell us, "A mentor told me at the beginning of my real estate career that in each transaction that it is not a matter of what I will do if something goes wrong but a matter of what i will do whensomething goes wrong."  So good to consider this at thebeginning and throughout one's career. Thanks for the reminder!
