Asheville "GREEN" Real Estate and Relocation: MARKET OUTLOOK-It's GREEN  and EQUESTRIAN Friendly (Part 5)

As I mentioned in Part 4 of this series, to some extent, we have felt the effects of credit tightening and the sub-prime mortgage crisis. But consider this:  Demand for green built homeshas only increased. And, in Asheville, it seems to help drive our market in a healthy trajectory.  For those relocating to Asheville:

The Asheville area and the Foothills of South Carolina have another magnetic feature for those relocating to this beautiful environment. That is that we are known for amazing equestrian properties-Horse farms, horse-lovers communities, estates with lots of trails for horses leading right off the grounds...

so, as promised in Part 4,  here is a look at real estate market statistics for currently available Horse/Equestrian Properties w/ Stables & Residential Amenities  and horse-and-home friendly LAND /Acreage (100-500 Acres)  (See part 4 for statistics about smaller parcels of LAND)

By the way, when previewing eco-friendly equestrian property for relocating (or local) clients, here's what I do... 

  •   
      • Walk the land.
      • Check to see if there are rocks, holes, trees that are toxic to horses
      • Grab some dirt and consider the condition of the soil
      • Smell and feel the grass in the pasture, and note what kind of grasses are hanging out there in that pasture
      • Check the water source.
      • Note if the property is fenced, and what kind of fencing is there...the height, the condition
      • Take photos of all this.
      • Take photos of and note what's around the land. Is there a hog farm next door?  Is there an old apple orchard where chemicals were used and now are in the groundwater?  Not good! And who's down the road? Do they use pesticides?
      • Investigate the quality and condition of barns, stables, etc.

Available  $1M- $5M: 57 with acreage ranging from 1 AC to 216
Available  $500- $1M: 63 with acreage ranging from 1   AC to   85
Available $ 300-$500K: 56 with acreage ranging from 1 AC to 63  (this larger acreage is about an hour and a half out from Asheville )
Available $ 200-$300K: 37 with acreage ranging from 1 AC to 53  (this larger acreage is about an hour and a half out from Asheville )
Available $ 100-$200K: 19 with acreage ranging from 1 AC to 10
Available Under $100K : 0

janeAnne, I think it only makes sense that demand for green will only increase.  Most of the things that make green green are even cost effective!

Hi janeAnne, I am a "horse" person, and I would have to agree with most of your tips-good job!  It looks like your prices are a bit higher than our acreage set-ups here around Salem, Oregon.  You have beautiful country there in NC.
